Robert is the one in charge of your applications here , he expects tenants to be perfect with a perfect credit record perfect background perfect rental history. You have one small thing he will deny you at the sight of it. When you ask for a reason he tells you he won’t tell you and wait for it in the mail he is very very strict and will make is feel impossible to even move into a home u are applying for through them. Everyone in his office makes you feel comfortable and gives you high hopes of applying there saying Robert is Amazing and then you meet him and realize he’s the one who is charge of your future and you instantly start doubting yourself Please don’t give up after applying through this rental property management even though he makes you feel like you aren’t good we are a family of 5 and expecting. He looked us in the eyes and judged us we felt it when we spoke to him as soon as we got in our car we knew we would be denied after meeting him it was only a matter of time. He did call the following Monday and told us we were denied for something on our credit which we knew already and tried to explain that it was disputed that same morning and removed and he would not give us the time of day he said wait for a letter to say why u were denied we provided proof the collection was removed and he said “ Good Morning Sorry, at this point, you will have to wait for your denial letter then you can appeal if you choose. FYI, the attach would not suffice to show that your credit report would be clear” we wasted time gas and a-lot of money at this place we gave them everything they needed within 24 hours drove to Merced twice and he denied us within 48 hours without blinking so Unless u have more then perfect record then don’t waste your time. The rent is low and it makes it seem like you have a great shot since u can afford it but then you meet Robert who is not a bad guy he is just at the wrong job. Someone who doesn’t care at all for people who have family’s and just want to move their children into a better home he doesn’t seem like a family man and he is not understanding at all not even 5 percent he should not be working property management when he holds families futures in his hands. I did plan on appealing the denial but when he reads this he will hate us and deny us again for something else. We feel the same way about appealing the denial as we did when we turned in the application like we have no chance and in his eyes aren’t good enough for there property they currently have no applicants for. Best of luck to anyone who applies here you will truly need it because with Robert in charge of your application you have almost 0 chance of being approved unless you have the cleanest record on all accounts he doesn’t care if you can make rent he doesn’t care if you have no evictions he doesn’t care that u have perfect payment history and great feedback from landlords , he doesn’t care about what truly matters !!!!!

Me and my family just applied here for a property we were more then eligible for made twice the rent have perfect payment history perfect rental history great feedback from landlords and neighbors no evictions we had one thing on our credit that was disputed and removed just not updated yet which we did explain when applying but were denied for it anyways after he looked us in the eyes and let us leave he denied us 48 hours later no hesitation and when he called he sounded so mean. He would not tell us what we were denied for just said wait for a letter. They do not give u a chance here I am pregnant and have three beautiful children Robert denied us the first chance he got and did not give any remorse once so ever. My hopes of moving my kids into a home were completely crushed. Why the denial. It should be illegal to deny people for reason that truly don’t even matter.

I went there during business hours, and the lady was very rude had attitude, and as soon as I walked out the door someone that was in there with her locked it right behind me. Mind you this place is never open during business hours.

Do your business somewhere else this is the worse rental place ever they are not willing to fix anything all they care about is there rent money nothing else owners are very rude and the moment you complain they want to kick you out.
Thats how they work i had multiple brake in complains with police reports and they don’t care all they say is they cant do anything about it.

They want entirely too much for people that helps low income. Why do someone with section 8 and perfect rental history no eviction and get denied because of a 2016 conviction that has nothing to do with renting at all. They suck they just taking people money for credit checks with no intention on renting the property on Parsons ln
