Mike Scow, our agent, is a member of the Canam Realty Team in Phoenix. We had received their pamphlet regarding how to sell a home in Arizona, where there are significant differences from a Canadian sale. It also described how to transfer US dollars to Canadian dollars safely, without having to pay the big banks a percentage. Furthermore, the title company Canam is associated with, is familiar with the deduction required by the US tax department, and the forms Canadians need to file to be able to recoup some of it.

We checked into the currency transfer company, and it is associated with several large credit unions in Vancouver, BC, as well as Chase Bank in the US and a Large European bank. Assistance from a Phoenix tax accountant is also available for dealings with the US Tax Department. This information is especially useful to us.

So, when the time came for health issues to make us realize that we would have to unwillingly sell our lovely home, with a splendid view and nice neighbours, we should go for the agency that specialized in Canadians. They sent us Mike Scow, who is friendly, knowledgeable, and diligent. Canam has done a small amount of work in Green Valley, which is 2 plus hours away from Phoenix, and therefore the relationship with the local realtors is a little tenuous. However, after a little bit of rough riding, a nice couple loved the house as much as we had, and a sale has been completed. Both Nicole at the Canam office, and Stacy Heintz at Chicago Title Company, made great efforts to make it easy to complete the required documents. Thank You Mike, for your assistance in getting things fixed in our absence.

For a Canadian, selling your house in the U.S. is a daunting prospect. We were so fortunate to have worked with Canam Realty, whose team coordinated every aspect of the process and led us effortlessly from pre-listing to closing and transfer of funds to our bank in Canada.
In addition to the actual listing and selling of our home, Canam connected us with a variety of other important services, including renovations, removal of furniture, and final cleaning. They also provided contacts to a U.S. accounting firm, a title company, and a Canadian accounting firm.
As with any house sale, the paperwork is extensive. Most was done through e-mail and we were led through it step-by-step with ease.
