We bought a unit at Brighton’s Orchard Drive development. Issues started as the build started.. we were told it was going to cost more ($50K more) because of the supply chain. Then we waited 18 months for it to be finished. Every 4-6 weeks the timeline would be pushed back. 7 months after moving in, we still have had multiple issues that have not been fixed, ranging from holes in the garage because the concrete slope was poured at too steep of an angle, holes in brand new doors, new squeaky floor spots pop up every month, drawers not installed correctly, closet doors falling off because the screws were put in crooked, closet door magnets forgotten. Whenever we reach out to the warranty manager, we are told “someone’s coming in 2 weeks” or never get a response. Or we set up an appointment that Brighton never shows up to. Multiple neighbors basements have flooded. The gate latches are all installed differently, some even upside down. It is absolutely ridiculous how nobody checks to make sure work is being done correctly.. we DO NOT recommend using this builder. It is obvious they don’t care about the quality of their work.

No issues with the home and Ryan Arnell was great to assist and get us thru the buying/finishing process. The aftermath of having a house done in which Brighton installed our landscaping has been less than ideal. We were the 2nd (or 3rd) home in Farmington Kestrel Bay and as part of our pricing and HOA agreement Brighton would be installing our yards, front and back, on the inner circle. Our neighbor home was a Parade so I think the yards and landscaping was thrown in super fast with little attention paid to it. Been in our home just over 3yrs now. Within a year or shortly thereafter we started to notice the yard and landscaping was uneven, holes, patches where grass wouldn't grow and overall unhealthy looking yard. Of course when we made this known to them they fell back on their "yard isn't covered under warranty" clause. They also moved sprinklers from our yard to the "HOA" portion of yard which weirdly is about 1/3 of our backyard. This also caused our grass to slowly die. Jesse is a bully who has literally zero people skills and made no effort to assist or make the yard right, other than throwing some seed over some parts (also, they LITERALLY LAID TWO DIFFERENT TYPES OF GRASS IN MY BACK YARD!! WHO DOES THIS). I know they had another contractor do the yard, but this was part of my purchase so I would expect them to do a better job, or at least make a real effort to correct the HORRIBLE AND LAZY job done. The lawn was never backfilled with good soil and they basically laid the grass on top of clay. Also, since we just pulled our entire back yard (along with two other neighbors with the same issues, weird huh?) we found multiple sprinkler lines not buried but simply laid directly under the sod, we found soda bottles under the sod as well as sprinkler drains not buried at all but again, simply laid under the sod. And as mentioned by someone on these reviews already (which of course Brighton blamed someone else for) our HOA common ground/inner circle looks like a war zone. Trees are dead (have been replaced once already), and horrible patches of dead lawn, because they didn't backfill the area with good dirt, but laid sod directly on thick clay. So, if you'r building with Brighton and they claim they'll do your landscaping, skip this and negotiate your own landscaping into it. They don't hire good work and won't back their work at all. (the photos are mostly from when we finally re-did our entire yard, after only 2.5yrs. No one should have to do that so soon. You can see rocks left under sod, pipes not laid and even our sprinkler drain just pinched at the end? The last few pics are of the current state of our common ground area...)

UPDATE- 12-2-2020

Brighton was able to arrange to have the defective deck stairs fixed and they are now stronger and more stable then they were originally. We’re very satisfied with repair work and even the crooked fascia was fixed and it looks like a finished professional job.

I’d like to thank Donovan @ Brighton for his help getting this frustrating situation resolved. A lot of our frustration stemmed from negative interactions with previous personnel but it seems like the team in place now are more organized and professional and we really appreciate Brighton stepping up.

From the day we moved in we have had issues with the deck, there was a huge gap in the handrail large enough for a child to fit through. They added a section of handrail, but the gap is still larger than code allows, and the posts are visibly misaligned.

The facia pieces are comically misaligned and there is a missing section. There are concrete spatters all over the stairs and other siding from when the patio was poured. These are cosmetic issues and not safety concerns but looks very amateur and shoddy.

During the first year we lived here the part of the deck where the stairs attach started sinking. I probed the footings and discovered that they were not deep enough for our region. They should be at least 30" but only go down about 18-20" (I confirmed this in writing with the city inspector). After weeks of hounding they came out and just jacked up the corner of the deck and put a small block to shim it up without addressing the actual footings. They later declined to fix the footings at all, saying that they would only come back if they started to sink again.

Now my stairs are starting to detach from the deck because they were improperly attached in the first place with nails instead of using a proper connector (this is explicitly forbidden in the International Residential Code – R311.5.1). In addition, the stairs have an unsupported span over twice the maximum recommended distance of 6 feet (per the American Wood Council) which puts more stress on the failing connection. The stairs have always been very bouncy and wobbly.

The staff at Brighton were wonderful until the day we went under contract. Once they had our money they became very unresponsive, even just to get small warranty items fixed. Multiple phone calls went to a full voicemail box so you couldn’t even leave a message. They went through 3-4 different warranty specialists as we were trying to get things addressed which helped make things even more difficult.

I wouldn’t recommend Brighton to anyone. If you do choose Brighton, my advice would be to make sure everything is fixed the way you want it before you go under contract. Our experience has been that you cannot reliably depend on them to honor their warranty or workmanship after they have been paid. We are now stuck with failing, unusable deck stairs and a huge safety hazard.

I've been very proud and very pleased to have purchased a townhome built by Brighton Homes, they have been great to work with from start to finish. Their sales office impressed me from day one. The quality of their designs are outstanding, they stand apart. As I drive around Davis County and see other townhome communities by other builders, I think each time "man I feel lucky to live where I do, my home looks awesome", ok I really say "mine looks better!" and it's true. Brighton has been ambitious, building quite a lot of projects lately, and has struggled a bit in the past to keep up with all of their new customers at one time, but I feel like they have caught up and figured it out, and their warranty department has been very responsive and very respectful. I've had my home for 16 months now and don't have a thing wrong with it. It is a beautiful asset that I am proud to own!

Just a little note about me. I worked for a home builder in Salt Lake City from 1997 to 2001. I have worked in construction most of my life and owned and glass and window company for 10 years. A close family member was VP of residential construction for an Ogden based builder of over 10 year.

If you are thinking of buying a home from this builder STOP!
This company does not care about you after they closer on your home. Your warranty will be worth nothing because they do not follow up with issues. Don't believe me? just read on and look at all the warranty issues they they ignore. I have water damage and mold growing in my home that closed on just 3 weeks ago and cant even get an emailed response and to when they will take care of the issue. Owners are just out for your money. they don't care to provide a quality home. or that they maintain relationships with their buyers. Just another fly by night home builder!

UPDATE!
Still waiting for repairs to be completed on the bathroom that was damaged due to a pipe leak. 7+ weeks to repair a bathroom? I have repeatedly contacted Andrew to find out when the trim guys will come install the baseboards with no response.
Also, new water issues have been found. See attached photo and video. I had visitors over the Christmas weekend that had to tread very carefully and deal with water dripping on their heads due to a water drip directly over my front porch. And in all my years of home ownership I have never seen a drain frozen over like this. Poor installation on both items.
Please do your homework before building with Brighton. I sure wish I had.

We've moved into our home built by Brighton about a month and could not be more happy with it! Our sales agent was great -- always easy to reach and took care of us very well. Constructing a new house is always a chaotic process (especially because our construction took place entirely while dealing with COVID-19). Even dealing with supply chain problems and contractor teams constantly unavailable/quarantined, Brighton did a great job of managing everything and communicating to us what was going on. Even with the setbacks, they finished our home within the timeline they specified and we are very happy with the quality of it. We'd definitely recommend Brighton Homes, as they gave us excellent service, were upfront and honest about problems and did their best to rectify them, and in the end we have a great home!

Great builder to work with! Tom and Jon are very nice and did a fantastic job in answering our many questions throughout the process. The house turned out amazing! We were hoping it would be a little bit more clean when we moved in, but that was definitely not the case (not a huge deal). I think there needs to be a better process of checking the quality of the contractors work as there were a couple of instances where I was the one who was finding some pretty large mistakes. The plus side is that Brighton was so good at dealing with any concerns that we brought up.

We now are home owners for an entire year. We love the home but there were issues immediately moving in that still to this day have not been resolved. Carpet was damaged prior to move in and was never fixed. They promised to have it done. They never came. Floor boards have popped up we've asked for repair. You are only given 1 year to have your repairs done. I just hope we can get our repairs done.

Our subdivision is all in consensus. Brighton homes is NOT prepared properly to uphold to the 1 year warranty. If you're looking at a Brighton just we aware those front side sales teams have nothing to do with the back end. The owners. Don't care they've collected their checks and move onto to new divisions and price gouging for their bottom line. Just be aware of what you're getting into.

Our AC already went out needed to be replaced. Not the first person this has happened to. They have attempted to get it compensated. I wish them luck. I've given up on trying any type of warranty claim soon there will be nothing left but structure on the warranty anyways. So Brighton home wins.

Dry vent cleaner came by to clean vents for units here in woods cross. As they reviewed our home they notified us they could not find a vent for our unit. After our own review it's clear the builders did not install a dryer vent into our home and the excess has been pumping into our attic. Another wonderful flaw we've found with Brighton homes. Something you don't think to you need to look for on your new build but now I suggest anyone considering it with this builder please look for this apparently they cut as many corners as possible and the inspector will happily pass it through. I have emailed the warranty rep but no response and now have heard he's no longer there.
