For any new folks looking to buy apartment in Xanadu, don't listen to the sales team people, they are just full of lies and fake promises. Go and visit actual units and talk with existing owners and see for yourselves about the delays, service quality and planning done for this project.
CRM is just useless when handling customer issues. NEVER trust the CRM or sales person (both, before and after booking). Delivery promise was missed by 10months, features mentioned within the unit was not delivered and I had to pay additional money out of my pocket to do all the reworks.
If sales team gives any offers or commitment, make sure everything is written to the deed or just presume that it won't be fulfilled.

I have bought a flat in Brigade Xanadu.Bonito .G0130...My observations Construction quality is the worst..Finishing is bad bad very bad . RMC seems highly compromised ..Pls don't get cheated with brand and amenities.Even C Grade Builders exhibit high level of quality..Walls are not able to withstand simple drilling.Pls take wise decision and don't get cheated by marketing managers of brigade who are very sweet during book and will promise moon and later they won't show their face as well...Poor management

I have written formally to Brigage team multiple times expressing my disappointment & displeasure with Brigade group due to the delay in the handover of the property. I am writing here for the benefit of others.

I booked the flat in December 2020, and Brigade group had sent me an email giving commitment to handover the property by September 2023. Once September 2023 was crossed, they keep referring to the RERA date in the contract which is December 2026.

Commitment of September 2023 was a selling point. I got to know such email commitment was given to other customers as well and they too have the same Grievance.

Right now they have taken around 95% of the payment and claim that the handover will be as per the RERA commitment of December 2026. So we wait for another 2+ years after paying 95% payment. Brigade might have a track record of doing great work in the real estate front however should understand that any dissatisfied customer is a black mark on the reputation that they have built over so many years. And I am sure there are 100s of dissatisfied customers of Brigade Xanadu Bonito project

Owner of a flat. My experience has been less than satisfying. Sales commitment was for hand over by Dec 2023 and here we are in June with no hand over in sight. When pushed on this they always say that the agreement points to Dec 2024 hand over which is all fine. In any business, your word is the most important thing. And if you point to an agreement after committing to something it leaves a bitter taste in the mouth. Do not buy anything from them.

I am in general, very sympathetic to businesses and their hardships but in Brigade's case there is no mitigating factor for this kind of behaviour. I would request everyone to be aware of facts before entering a transaction with Brigade. They are dishonourable people and we should not transact with dishonourable people.

Delayed Delivery of Bonitto. As you might have seen many customers were falsely promised by Marketing team with Dec 2023 deadline. But now the executives are showing the agreement with RERA date of 2026. All the sales talk happened in 2022, well after COVID. Brigade cannot hide behind that reason. Currently they are asking for the payment for tiles and painting, but the delivery will be only Apr 2025. No one is even bothered to explain things properly. I got a email reply which shows RERA deadline. No other explanation. It is like, 'shutup, you cannot do anything with us'; Hope concerned authorities act on this kind of approach to dupe the customers.

Moral of the story, do not assume, DONOT TRUST and SIGN because some one is a known brand.

I am writing to express my disappointment with my recent experience with Brigade Celesta. I booked a flat in 2022 and paid a deposit of 12 lakhs. Due to business issues, I was unable to pay the balance. I informed Brigade of this issue initially and requested support, but I have not received any response despite sending numerous emails.

I believe that my experience is unfair and illegal, as I was not informed that my deposit would be forfeited without my consent. I would appreciate it if you could look into this matter and provide me with a resolution.
