BEWARE - Please avoid this builder and go for better ones in the market.

I had bought the flat constructed by Bhaggyam Constructions in OMR, the builder promises were not kept, amenities given are of very poor quality, with no proper space, they are just to tick the box. Swimming pool was promised but not provided.

Issues:
The builder had collected a hefty amount (1.5L) each from 288 flats for CSWSSB - Chennai Metro Water Sewage connections at the time of registration and it has been 5 years now, even though the sewage connection is available in the area, he is not ready the get the connection to the apartment, when asked about the money collected, he gives a very irresponsible and unapologetic response that the money been spent and he will not be able to provide metro water and sewage connection to the apartment.

We have been spending lakhs of rupees for years now for sewage lorry loads and water and though the connection is available builder is not ready to apply even though he has collected the money from us.

Corpus was not transferred to the association, it took more than 4 years to transfer after residents made multiple visits to his office. No interest was given for the huge corpus amount which he had retained and delayed to transfer.

Its your hard earned money, I would suggest to think twice before buying any apartment from Bhaggyam Constructions.

One of the best builder in Chennai! Their building quality is good. Buyer friendly builder. Their price is also competitive. Overall you can trust the builder and their projects.

The quality of the apartment is above average. But builders have not closed the property and water tax for the time period before I bought the flat. So much chaos between owners because of improper plan and unfinished business from builders side like delayed transfer of corpus fund. There is no customer care team and hence almost no response at any time. Builders compromised in the quality of common area and certain amenities. Disappointed.

I am the resident of Bhaggyam Pragathi since 2019 and owner of a flat in same community since 2021. To my knowledge i am happy with the Bhaggyam Constructions and they have done a better planning for 2 BHK. We get spacious 2BHK with 1280 sq feet and the floors are limited to 4 floors. Good place to live and good greenary inside the apartment.

Ameneties like Gym , Play area are limited and not big. And this needs to be operated with Association terms and conditions.

Owner and Sales team of Bhaggyam is reachable and will respond to our concerns. We need to have follow-ups.
Complaints of common area issue are being addressed after the apartment handover too and its a good gesture from the Owner of Bhaggyam Pragathi.

Happy to be Bhaggyam Pragathi family and will look forward to own another flat from Bhaggyam constructions too.

I have recently bought a plot (number 42) from Bhagyam constructions .Its located in Varadharajapuram, Tambaram. My sincere thanks to the complete team who took care of all aspects from legal till the registration date.Loved this site and kudos to the entire team.Special thanks to sales and marketing team, especially Naresh who is always reachable and very patiently responded and clarified all my queries .Best place with affordable price .Happy to be a part of their family.

Other faiths have to avoid buying a property from this builder in some projects when it is favouring it's interest for personal reasons, last month I have visited a property in tambaram mannimangalam area 3 times spending so much of money and spending time but ended in vain due to lack of unprofessional approach from their side , I liked it and even showed my kids and they also liked the villa but to my utter shock there was a last minute denial to sell it bcoz of my faith, this was influenced by mutt which is 150 meters away from that property and it has no connection to this property , all my life I have never discriminated or never recruited anybody on basis of caste and creed, I can buy other property in spite of that I was chasing this bcoz my kids liked it and we are not planning to relocate to that place for another 5 to 10 years bcoz we have a own property ..
If God wanted us to discriminate on basis of faith or colour or ethnicity He would have made different planets for each but He did Not.
This company lacks professionalism and approach , not secular which is not Good for any business as well as for their own faith ....they have told me that this property was sold but still the add is reflecting in market place and other portal with different price tags ...Thanks and hope the company will be secular at least in construction business and do not mix fath and personal beliefs in Biz...Together we grow and Together we achieve ....

Bhaggyam Constructions currently lacking skilled labors. Tiles are not paved properly. All Electrical sockets can burn anytime at your home and you would be asked to adjust until they find an electrician on the next working day. In case if you suggest options, you will be threatened to take responsibility for anything that goes wrong due to the option you suggest.
No ownership and they expect everything to get resolved on their own.
