Hi Kathy L., I read of what you wrote on Yelp and google reviews- you said the reviews are 100 percent false. You said this is not payment dispute- but is sure sounds like payment dispute.
I signed similar contract, and it does said that you supposed to pay the final payment once the plans are approved. Your allegation saying that Benjuro is crack head and hustler and he supposed to be done in 2-3 months max on the contract. On contract, it said estimate 2-3 months but the final time depends on the city and its reviewers.
My experience in beverly hills showed that It may take months to review the plans.

That’s very offensive saying all of people put this reviews are fake which is totally false (I know i’m a real person).

The worst experience with the most unprofessional and careless person. It will take him many many tries (and months) to submit poor poor quality plans to the City with everything having to be corrected for him several times (4-5x). This person is highly irresponsible and you will have to keep asking about your matter as the months will go by a d he will invest no time on your case. He will submit it all incorrect which means it will later have to be corrected and he waits the City to tell him how to correct it. Good luck if you decide to hire him. I read the fake reviews and decided to hire him. Do not hire him based on the reviews.

Ben did a great job of remodelling my house. I got my plants approved fast and his price was not bad. I highly recommend him if you want get everything done fast.

Totally unprofessional with lots of fake 5 star reviews. Not an architect and he has up to 4 rounds of corrections from the City because he does NOT know what he is doing. Do not hire this unprofessional person. He also fakes being an architect, he isnt.
