**Edit** - Instead of fixing what I, and may other residents, have complained about in our Google reviews, management decided to mark my review as spam and tried to get it removed even though I have attached pictures backing up my review. They then added another 5 star review hours after my review. Do better Affinity on Georgia management! šŸ™‚

This is a run down apartment with poor management disguised as luxury. This complex always has issues with the elevator, residents smoking, and constant animal urination and defection inside and around the permitter of the building. No matter how many time you complain management will just send a lousy email blast and call it a day without putting something in place to fine those that constantly break the rules. I don’t spend $2000+ so I can worry about stepping in poop and urine on a daily basis on my way to work. It’s embarrassing having guests over because you don’t know what you’ll see next.

I guess because Casrice Robinson (one of the leasing staff) lives on the bottom floor she doesn’t have to take the elevator or stairs so it’s not an issue to her so she ignores it.

Parking is now $165 and management has removed the towing services so there are constantly walk-offs from people who don’t live here and multiple guests taking all the parking spots. People are also blocking in others, parking in ā€œno parking spotsā€, and the garage door is ALWAYS broken so unwanted guests have access to your car at any time. I've spoken to a resident who had their car broken into due to the garage door always being open. What exactly are we paying $165 for?

Now there’s a $300 amenity fee because this is now a Bozzuto property which is LAUGHABLE. I guess because they put a Keurig in the lobby and there’s a pool that means there should be a fee? Management can’t even pay for the printer to stay on and, keep the garage doors closed, elevators operating, and packages from being stolen but they are quick to email you a new bill.

This apartment is embarrassing. Anyone rating it 5 stars since new management (Russell and Casrice) must’ve been a bought review.

I recently moved out of Affinity, but it was a pleasure to be a tenet for 1 year. Casrice from the front office was incredible and always respectful. The apartment complex was kept clean and serviceable by the kind folks working here. If you are looking for somewhere to stay in Downtown Silver Spring, this is a good option.

As a current resident, we found ourselves compelled to share our rather disheartening experience. Since the management change, the quality of living and maintenance standards have drastically declined, impacting not just the comfort but also the safety of residents.
One of the most pressing issues is the persistent leak from our apartment window, an inconvenience that has been part of our daily lives since December. Despite submitting multiple maintenance requests, the problem remains unaddressed, leaving us to deal with the complications it brings, especially during adverse weather conditions.
The elevator situation further exacerbates the living experience. With two of the elevators being out of service for more than six months, the daily commute within the building has become a time-consuming and frustrating ordeal. This not only causes inconvenience but also raises concerns about emergency situations where elevator access is crucial.
The new management's apathetic attitude towards these pressing issues is alarming. There seems to be a blatant disregard for the safety and well-being of the residents. The focus appears to be solely on financial gain rather than investing in necessary repairs and maintenance to ensure a safe and comfortable living environment for its tenants.
In conclusion, the living experience here under the new management has been deeply disappointing. The lack of timely maintenance responses, coupled with a disregard for resident safety, has created an environment that is far from the standard one would expect from a reputable apartment complex. I hope this review serves as a wake-up call for anyone interested in living here…

I’ve been extremely happy with my experience living at Affinity so far. Eight months ago, I moved cross county for a new job, and had to rent an apartment sight unseen. The place I moved into was horrible; it had so many problems that went unfixed for months. Luckily, I was able to break my lease and get out, and in my search for a new apartment I stumbled upon Affinity. The leasing agent at Affinity (Ms. Robinson) was professional and helpful during the move-in process, and the apartment itself has been great so far! I feel like this building is the best value for your money in the Silver Spring area, and I’m so thankful I found this place.

Their leasing office isn't actually open when they say it is. I scheduled an appointment to tour at 10:15 am on their website, then received an email that they were having an open house that day. I
So I drove all the way there to be on time at 10:15 and no one was even in the leasing office. No one answered the phones all morning when I attempted to confirm the appointment, and later when I was at the apartment complex.

Lived here for a while.
Positives
•two pane windows are great. Limited noise from the street.
•parking garage
•close to a few grocery stores and specialty food markets
•close to the train
•close to DC
•Rent price is not as ridiculous as other places
•the office staff was pretty good
•they organize activities for tenants and kids
•there’s a nice multipurpose room
Negatives
•floor to ceiling windows make it difficult to regulate the climate.
•drug dealers live in the building and other interesting characters. I mind my business, but one tenant was raided at 4 am
•security isn’t consistent. Anyone can make it into the building. A woman was banging on our door at 1 am looking for some guy and she only went away once we said we had a newborn. She was probably drunk. The building is in walking distance from the bars.
•We wanted to move to a bigger unit and the unit they moved us into was infested with mice. I was pregnant. We moved into another unit the same week we moved into the bigger one. We had to pay $1600 for both moves. They didn’t charge a transfer fee but they should’ve paid for the move because they knew there was an infestation.
•People don’t clean up after their dogs
•They remodeled the lobby, but the elevators are slow or down and the building needs some TLC.
•Say goodbye to long hot showers
•The gym needs to be updated and half the equipment is broken. If people are dropping weights you can hear it in the apartments
•be prepared for a fire drill at anytime no warning and no communication
•high crime area
•the garage doors are constantly broken. One was broken for 6 months and they fixed it in two days after someone’s car got broken into
•parking for guest

I would recommend for young singles and couples. Not a family environment in my opinion. My stay here wasn’t awful but it definitely had its challenges. Management and upkeep of the building and units could be a lot better.
