I fulfilled all lease termination requirements and payments. Per the agreement, I paid the buyout fee, rent for August (2021), and vacated the property as agreed. My landlord even acknowledged receipt of these payments and confirmed the lease buyout terms were fulfilled. The real estate company erroneously reported a debt after my lease had already been properly terminated. I’m still dealing with having to dispute this false credit reporting years later. To top it off, their “Move Out Calculations” showed that they had charged me for repairing a “kitchen drawer” which never had a front facing handle to begin with, you could literally pull a utensil out of the drawer without having to pull the drawer out. They also included that they had to repair bedroom blinds which had already shown wear & tear when I arrived, they also tried to charge me for “cleaning” out “debri” (mind you i only lived here for about 4 months, then paid my lease buyout and moved out) when there had already been cooking oil CAKED onto the kitchen wall beside the stove which looked like had accrued over years of constant oil frying & dust lined just about every part of the ceiling in every sq ft’g of the apartment. The first day I moved in, there had been brown running water coming out of the bathtub faucet. I repeat DO NOT DO NOT DO NOT EVERRRR sign a lease with Action Real Estate LLC for ANY reason for ANY type of property agreements. They kept my $750 deposit and then basically reported to the bureau’s that after receiving their $1500 lease buyout, AND after keeping my $750 deposit, that I somehow owed ANOTHERRRR $750. For what? Joke of a realty company entirely. If you are looking for a decent real estate company to rely on for a fair, smooth, & ethical transition into a new home, DO NOTTTT sign with Action Real Estate LLC.

We rented an apartment through Action Real Estate. The contract that we signed said that with the landlords approval we could sell the summer months of our contract. Knowing full well that we were planning on being gone for the summer months we asked if that clause in the contract could be exercised and if the landlord would allow us to sell our contract for the last three months. We were assured that we could do so, in fact we purchased the contract from another couple who was leaving a month early from their contract.

Fastforward several months into our contract and Action Real Estate changed their policy without informing us. However, because the clause in the contract said that it could go either way and we didn't have their verbal promise in writing Action Real Estate decided to make us pay over $1,200 as a buyout fee even when we came to them with another qualified tenant that we found for them ready to take our contract. It was our fault that we didn't get the landlords approval to sell in writing but it goes to show you the character of this company.

When we approached Andy about what he had promised us he was extremely rude and treated us, his customers/clientel like trash. Due to the nature of the Provo rental market, companies like this can get away with gauging young college students without losing business because some other new renter with no previous experience will come in with no other housing options.

If you have to work with Action Real Estate get everything in writing and do not expect a pleasant experience like you get in any other industry where the customer takes priorty.

Had an awful experience with this company trying to rent an apartment that I really wanted. The agent assigned to the property was rude, unprofessional and not at all helpful. After days of trying to work with her to get the information she needed, I finally gave up in frustration. I would not use or recommend them to buy, sell or rent a property and in the future I will not look at any rental units they represent.
