I’ve purchased with Rausch and Coleman (now Lennar) twice now. The first experience was smooth and overall positive, which is part of why I chose to buy again.

This second time, however, came with some unexpected challenges that I feel future buyers should be aware of — not as a deterrent, but so they’re fully prepared.

Although my builder’s agent was kind throughout, I was officially notified of a $3,000 per diem charge just three (3) days before closing — due to lender delays that were largely out of my control. While there had been one prior conversation earlier where it was mentioned that this type of charge *could* be enforced, I wasn’t given any indication that it was being pursued until 3 days before closing. After negotiation, the fee was reduced to $2,000, but it was still a very stressful surprise. Had I been unable to close, I would have owed that amount regardless, along with appraisal and other costs.

I was originally told my closing window would fall between late April and early June. However, I was only given nine business days’ notice when it came time to close — and the closing date was framed as relatively fixed. I signed under pressure, trusting that things were being handled fairly.

Additionally, laminate counters were mistakenly installed throughout the entire home, even though I paid for granite. This included the kitchen island, back counters, and all bathroom surfaces. Once I pointed it out, they removed the laminate and replaced it with the granite I selected — but not without damage to the surrounding walls and the concern of long-term durability after such a major correction! See photo attached of my wall after the switch was made. It was delivered patched up.

To be clear, everyone I worked with was polite and professional. But I would encourage buyers to:
• Question everything they tell you
• Document everything they say
• Expect that you may be charged thousands in unexpected fees — even if you’ve been flexible and agreeable to anything they’ve requested - you will not be met with the same flexibility so do not give it and protect yourself.

I say this not out of resentment, but to help others walk in with eyes open. I may still consider buying with them in the future — but I’ll do so with a much more cautious approach.

We purchased our home in July 2024. Our local sales agent (Elizabeth) was great to work with and very professional. The sales process was a seamless experience. Unfortunately, the issues with our home come from the construction teams and the apparent lack of an expecation of quality workmanship from their employees/contractors. It's not one specific issue that causes this low review. It's multiple issues that all arise from some basic concepts in any work. Attention to detail, pride in work, and doing things right. It's clear after living in our home for a little over half a year that Rausch Coleman's construction employees and contractors live by none of these concepts.
I understand I could've stopped before closing and pointed out all of these issues. Lesson learned.
Unfortunately, I won't be able to recommend anyone buy a Rausch Coleman home due to these issues that we've encountered. It's really a shame too, because the purchasing process was such a good experience. All RCH had to do was complete the work to a satisfactory level.

I will list a few of the issues below.

The worst issue of all is the atrocious concrete work on driveway and patio. All the joints look terrible and edges began cracking weeks into moving in. The back patio has humps, terrible brush lines, and even a quarter sized chunk of concrete on the surface.
The house numbers were crooked and even after addressing such a simple issue, they were remounted even worse than before.
Gutters leaking at multiple seams.
Exterior Doors out of plane
Bases boards in doorways and corners are uneven and such an eyesore
1 toilet fill valve was not properly installed resulting in a leak within days of moving in.
1 water spigot is coming out of the exterior wall at a 30 degree angle and looks sloppy
The dirt work and leveling is terrible. The yard is full of construction debris and holes that I continue to uncover daily.

All of these issues simply tie back to laziness and lack of accountability

If I could give them a zero I would!!! DO NOT BUILD OR BUY FROM THEM. We built a home five years ago and we already had to replace the roof after it leaked into our kitchen and now we have to replace the HVAC!!!! Statefarm said it was poor installation and would not cover the roof. They do a crappy job!!!! They build these homes the fastest way cutting corners with the subcontractors they use. I have been nothing but completely disappointed!!!!! STAY AWAY!!!!!

Brand new Rausch Coleman home in NWA, specifically Siloam Springs. Within the first week of moving in we noticed the shower off the primary bedroom was leaking. After weeks of coordinating with RC to have plumbers inspect and attempt to repair twice they were still unable to resolve. On the 4th visit the plumbers removed the entire shower and fixed the plumbing issue. However, this required removal of all hardware and drywall around the shower. After several days of no follow-up from repairmen or Rausch Coleman we discovered our RC contact had gone on vacation. Another week of no working shower and construction mess passed as we reached out to anyone at Rausch Coleman who could coordinate repair.
As of this date, the repairman never showed up at the scheduled time which caused the hardware installer to not be able to work.
The leak was discovered 6/21 and as of 7/25 our bathroom is still actively under construction.
This is a poor reflection on build quality and speed of repair. Would not recommend a Rausch Coleman home due to quality and customer service.

If you want something done right don’t buy from RCH. Built to last long enough to get them out of responsibility then they don’t care. Reminded daily to their poor craftsmanship. Opening a window which feels like you’re going to break it, the LPV floor that was installed wrong coming up, carpet in bedrooms coming up, our garbage disposal installed wrong causing a leak ($125 later to fix it), doors installed wrong, trim just falling off.
If you are looking to buy a house go anywhere else. It starts at the top and all they care about is the bottom line.

Like many other consumers here share their defect stories. I am another which shares the same experience of having the same toilet leaking for the fourth time which seems like a wild goose chase for Rausch Coleman. Not being able to isolate the issue which results in continuous vinyl and plumber repairmen visits!

Hopefully this FOURTH time is the last time... I've only been a first time home owner for a month.

I recently purchased one of your new homes in Northeast Arkansas, specifically in Crystal Springs, Fayetteville, AR. I have a few concerns that I'd like to address:

1. The sales representative needed to fully explain the upgrade we wanted for the exhaust vent hood in our kitchen. We paid $1000 for this upgrade, but the exhaust vent hood did not work as expected because it was an essential circulating vent instead of an exhaust. We thought this upgrade would involve installing a duct pipe to the roof and proper exhaust hood, and we paid $1000. It was not worth it.

2. Upon moving in, we found the electric range malfunctioning and tripping the breaker. This left us unable to cook for a week, causing significant inconvenience.

3. We referred a friend of a friend based on the sales representative's promise of a $500 referral incentive. However, despite requesting assistance from the closing manager, this incentive has not been resolved. I would appreciate accurate information regarding incentives or at least a resolution if an incentive is promised.

Was looking forward to purchasing a new home from RCH. Our sales rep, Benji, was great... however, overall disappointed in the amount of time wasted as their contract was a "take it or leave it" proposition -- pricing aside. I cannot in good faith recommend anyone purchase from any builder without a written right of buyer's inspection and refund of earnest money until any issues are satisfied. Be on the lookout for the exclusions of implied warranties (such as habitability & workmanship). Especially where no other expressed warranties are included as part of the agreement. They do offer a 3rd party warranty, but if those terms change or you don't agree to all the fine print from the 3rd party after you sign the contract, you may be out earnest money and potentially per diem charges for delayed closing.
