Barry Outlaw and the team at Outlaw Realty are wonderful!! My husband and I are relocating to Andalusia from Illinois and Barry and his team were incredibly helpful and responsive every step of the way. As a realtor myself, I have high standards and they were exceeded. DO NOT USE THEM. I had the experience of working with them on the sale of a large apartment complex in Andalusia. They were our property managers and I felt that it was fair to use them. Originally, I asked them to put our apartment complex up for sale. That never happened. They brought their own buyers in, but it never actually was advertised to any other agents. Then, I found my own buyer. I still felt it was fair to use them as they were the property managers on the complex and it seemed like the right thing to do.
After agreeing on a commission with their agent and son Cody- who was my actual agent, Mary Alice called up demanding a higher commission and saying that no one works for 2%. Keep in mind this is almost a 3 million dollar sale- I brought the buyer in, I agreed upon a price with the buyer. They did not have to do 1 bit of marketing, no negotiating, no open houses and I really just needed them to facilitate the meeting with the buyers themselves for inspections( 2 times) and paperwork/closing. I felt that it was more than a fair price. I called 2 other brokers in town to see if this was a fair price and all said if Outlaw did not want it - they would jump on it. After I sent them the buyer contract, the communication almost stopped completely. Even though i asked for them to make sure to update me- i heard nothing. They never called to update me on status, never reached out to check when the deal was 2 weeks past closing to see what was happening- nothing. The only response i got was when i reached out to ask them if they spoke with the buyers etc.
I am an agent, but i hired them for a specific reason. Not following up on a deal, not updating a client- basically making me work my own transaction is not doing your job. When i called for a question on a possible title issue- i was told to handle it myself. What the heck was i paying you for? You had a responsibility as my agent to represent me. Not just pick up a pay check.

We are writing this review specifically regarding their property management. We had a real estate transaction and were not satisfied with the service. Outlaw commented in our real estate review- on property management, so we felt that we should review them for property management too. We were with Outlaw for several years with them managing 2 different properties. Overall- with the property management we felt that Cody did a great job. He was our main contact and he was very attentive , worked well with our tenants and always called back. He is the only person we interacted with regularly and We did not have any issues at all with him. He was great in fact and we told him regularly that we felt that he was doing a really good job. If it was not for how his broker - handled things, we would have given Cody a high ranking on the property management review. Although we only spoke with the staff a handful of times in the approx 3-4 years we worked with them, They were nice. They have some kind of software for payment, however they paid our rent to the wrong account and we have not received rents from October, November or December. They said they were sending a check, but they sent it to an address that is not ours- not even in our city. So that is a problem for sure. They could use a better system of dealing with receipts/ expenses because it was a hand written side note next to the monthly rental spread sheet they sent. We had 37 units so keeping track of this became a little tedious but was not a huge issue. A clearer accounting would be beneficial.

The biggest problem we had was after we concluded our real estate transaction on one of our properties, they
( the broker) posted signs on the tenants doors, saying they were no longer managing our other property. They did this mid month- stopping immediatly. They never notified us, never called us and has never even returned a call after we inquired about what the heck was going on. They gave our personal information out, including our home address to tenants which was both completely unsafe and highly unprofessional. WE received no notice at all from Outlaw Management and we have not received past rents, the deposits, KEYS to our property because they sent everything to the wrong address- again!!! . Outlaw should act more professionally when they no longer want to do business with someone.

WE did want to address Outlaws statements ( in our real estate review) regarding our property management ( supposed) issues.
We had no prior issues with our manager. She was in her 70's and retired after 12 years of work and suffering health issues . We have never spoken with other agencies and we never worked with anyone else in town. No idea what they are even talking about with this one as we literally have not spoken with or worked with anyone. We never had an issue with the office staff and actually spoke to them maybe 4 times in the past 3 years and an email here or there. Not sure why it would say that we treated anyone poorly as we barely spoke to them and we always told Cody how much we appreciated him. Regarding a vendor issue, WE only had 1 issue with a vendor ever and it was our fault for sure. There was also some confusion on what was being paid as we had a fund for Outlaw to pay bills. The hand written notes did cause some confusion, but still our fault on the 1 time that we had a delay of less than 30 days for a payment to a vendor. That was 1 vendor not many vendors as stated.

This is an honest review of the services we received for property management just as our real estate review was an honest review of what happened during our transaction. The way they handled the end of the property management was totally unprofessional. The way Cody actually managed the property was good.
