I chose to sell at what we thought was a hot market, but the market turned quickly. Tariffs hit, the stock market dropped 15% and interest rates jumped to 7.5% in the days before I listed. But I was not concerned because Julie and team had done a great job helping me prep and stage my house. The house really looked fantastic. The pricing strategy we had taken (this was before the Trump tariffs hit) was a transparent price that was just below market value (and not the price low and hope for bids strategy). The house was marketed beautifully and there was a ton of foot traffic.

Unfortunately, because of market conditions I had no offers. Lots of people were just sitting on the sidelines as their ability to buy shrunk dramatically. As a result, Julie worked with me to lower the price and ultimately, my house sold in just 30 days for 4.75x what I paid for it 27 years before. It wasn't as much as Julie or I expected, but to put that in perspective, the S&P 500 increased by 2.5x over the same time period. While I was hoping to do better, Julie didn't panic in what has turned out to be a housing market with the most inventory in 9 years. Thanks to Julie and team, I was able to get my house sold for a sizable profit.
