The Heritage at Settlers Landing never answers the phone. I paid for my daughter to live there for 3 years. Never late on rent. The last month I was overcharged for rent. I decided to pay it because as usual I couldn’t get anyone on the phone. When I finally did the property manager refused to pay me back what we were overcharged and said it would be refunded with the deposit. I said okay and have yet to receive either. Then I get an email from Greenbrier stating the deposit was sent to my daughter’s roommate. We checked with them and they have not received it, then I had to email the management company again and Greenbrier emails back and states I’m there was no forwarding address so they sent to the apartment of which the roommate moved out in June and my daughter moved out in August. I was told they sent a check of $656 which includes the overage we paid for rent. Now, no one answers the phone of returns emails. I’ve had to reach out to my attorney because this company is obviously scamming people

Terrible company. They took over an apartment building I loved to live in before they took over ir. They told me as an existing customer they would raise the rent only a fraction, and wouldnt bring me up to "market rate" when it was time to renew. As my lease date was getting closer to renewal they were nearly impossible to get a hold of. When I was finally able to talk to a new rep after several weeks of trying to get in contact with them, they told me they were raising my rent to market rate. I ended up leaving an apartment that I loved.
Terrible company, terribly managed. Would leave negative stars if possible.

Do yourself a favor and live anywhere but in a Greenbrier Management company owned apartment building. Based on all the reviews and my own experiences here, they are just taking advantage of people. They do not communicate with tenants or resolve issues that you are dealing with. We have faced flooding, heating issues, and even the water being out. Each challenge has come with little to no help from the property manager or the greater company. It is unsafe for tenants and unacceptable business practice.

GreenBrier Management Acquired Parkwood Manor Apts (in Norfolk) at the end of last year (last quarter of 2024). Since then they have NOT answered calls about broken thermostats (ie no heat during inclement weather), broken appliances (unable to turn oven to stay warm), rodents chewing through ceilings and walls (releasing cold air into units), pest infestations, and frozen plumbing (no running toilets/hot water). They don't respond to emergencies (met with a busy signal or full mailboxes when calling the numbers provided), doesn't have reliable management (Faith the current manager is available 2% of the time to tell you about owing money by phone or in office) and this is only January of 2025! Until they can show they are worth renting I cannot recommend anyone rent any property they "manage". There are many elderly and children who live in this community and it's become barely habitable for them, creating unnecessary illness, making it difficult for them function at school or to sleep peacefully.

Just moved here Ashton at oyster point and can’t get maintenance to come fix my air conditioner my water knob for the tub in the master bedroom and it’s roach infested need an exterminator. It’s been a month nothing has been fixed. Gone have to call wavy tv ten if they keep lying to me. 1 portable ac that only cools one room this place is awful with communication. Just tell lies.

I left a 5 star review on this apartment last year (Boonsboro Village ran by Greenbrier Management) Ever since the old property manager Luis left, the apartment complex has gone down hill. Our garbage disposal broke and instead of fixing it, they took it out so we no longer have that. Now, we have had no air conditioning in our apartment for over a week in the middle of a city wide heat advisory. It is 97 degrees in our apartment. When we first told them about the issue they took 5 hours before even getting us a portable AC unit. The portable AC unit is only able to cool 1 room in the apartment so we cannot use our living room, kitchen, and guest room at the moment. The portable AC unit also will only cool down a single room to 87 degrees. After a week with no AC I texted the property manager asking for updates. She told me the maintenance guy was on the way at 7pm 6/22/24, he never showed up and we are still without AC. When Luis was here, he was very involved in the community and always checked in with us about how we are doing. The new property manager has not checked in with us a single time nor helps us when we ask for help. There are also a lot of bats here and at night they scratch at the walls.

Update 6/23/24: our power went out. Portable AC unit is no longer working and Lori Brown (property manager) does not seem to care at all and has sent no one out to help us.

Update 7/4/24: we found a dead bat inside our apartment and had to get rabies shots. We filed a report with the police. As of July 9th, no one at this apartment complex has came to help us. I have spoken with several people and not a single one has done anything.

It is impossible to contact anyone in management. I’ve reached out several times and no one has responded. The property manger Lori Brown refuses to help. I have spoken with Lori’s supervisor who has also not done a single thing about this situation.

I live in parkwood manor in norfolk va and this is the worst place I’ve ever layed my head. The rat and mice problem is out of control we can’t even go in our kitchen anymore I have to have trap’s everywhere,went to the landlord and she’s not doing anything same as the maintenance man then i try to contact greenbire management they don’t pick up the phone and u can’t send a message because it’s some random captcha that I can’t see so my messages get through. At this point if u don’t want to help just say that no need to hide and lie ppl are just trying to find a good place to lay they head no work hard every day for over 1,000$ rent to come home to this meanwhile u corporate ppl sleep nice and sound no worries. What do i have to do? Just fix all the holes in the kitchen thats it. These apartments are a trap ppl plz check ur place u rent throughly because these ppl will doll up a place just to get u to move in before u really see what it’s about can’t believe going to sleep with peace of mind is a luxury now smh. U have to be cold hearted to ignore me and all these ppl telling u what’s wrong

They charge too much for rent never want to fix anything. My ceiling was leaking and I had to time my kids for a 15 minute shower. or the whole downstairs would be flooded. I have reported it several times they will delete work orders without them being done. They also cut a hole in the second bedroom which was left there for three months. I did not renew the lease they had me signed a lease for an apartment that was not the apartment that they were supposed to put me in. They put me in apartment that I didn’t even sign a lease for and illegally changed it, without my permission this is the worst people to ever rent from charge too much and the staff is nasty on top of that. How do you say my security deposit to an address that I did not give you and then tell me is nothing that can be done about it. I will never rent from them again and I hope this will help someone else to never rent from them. Yeah it’s good because they let you in when you have something on your rental history but for you to live in trash and I mean they at my kids living in filth and once I signed the lease. I was told I could not get out of the lease unless I broke it. It would be charged twice the amount . If I could’ve gave them zero stars, that’s what I would’ve gave them. They don’t even deserve a one
