I lived here for about a year, and while the apartments look nice and the location is convenient, the management and property maintenance leave a lot to be desired. I wasn’t planning to write a negative review until the issue with my deposit. Since management didn’t care to help or stay true to their word, I would rather save someone else from going through the same experience.
Pros:
• Maintenance team was always quick to fix any issues and friendly.
• The apartments themselves are nice and modern.
Cons:
• Constant Construction (With No End in Sight) – If you work from home or value peace and quiet, be aware that construction noise is a serious issue. Work would start as early as 5 AM for concrete pouring, with general construction running from 7 AM to 7 PM. Even with doors closed, the noise was unavoidable, making remote work or even relaxing at home difficult. This isn’t temporary—once they finish the apartment complex across the way, they have additional plans to continue building in the area. Expect loud construction for the foreseeable future.
• Unreliable Elevators – The only reservable service elevator was frequently out of service (the only one designed for moving in and out). Despite confirming its availability for our move-out day a week prior, we were told last-minute that it had been broken for days with no repair timeline. With movers charging by the hour, this caused unnecessary stress. We got lucky that it started working at the last minute, but future residents may not be so fortunate.
• Unfair Deposit Deductions – We took excellent care of our unit and spent an entire day deep cleaning before moving out. The only damage was a few small holes from a TV mount, which we even attempted to patch. Both the assistant manager and maintenance assured us it wouldn’t be an issue. However, we were later charged $120 for "wall damage." When we asked for clarification, management claimed the charges came from a third-party company and that they had no control over it. After being told not to worry about it, this felt dishonest and unprofessional.
• Security and Maintenance Issues – The entry gate was broken and left open for over 6 months before finally being repaired, raising concerns about security.
• Overpriced for What You Get – The biggest issue is that the rent here is nearly the same as the newer luxury apartments next door, yet this complex doesn’t come close to offering the same amenities or level of service. For what you pay, you are much better off going next door, where you’ll get a more modern living experience without the constant issues and unreliable management.
If you're considering moving here, take your money elsewhere and avoid the unnecessary headaches.

I love everything about Waterview! I take beautiful sunrise, sunset and lightning Timelapses almost daily (cardiandtheparti on TT). Can’t beat the view, the location is PERFECT for getting to Tampa and all parts of Pinellas county without the noise and bustle of downtown. The management company (Bozzuto - NOT zrs) is top notch!! Also best place to avoid hurricane flooding!

Love love living here! We have lived in a lot of different apartment complexes around St Pete/ Tampa Bay Area and this is by far the best place we ever lived at. The staff, maintenance team and are absolutely fantastic.
Our previous places had a lot of issues with noise, and while nothing is perfect, this place comes pretty close to it. Being a concrete building you don’t hear your upstairs or downstairs neighbors which has made the world of a difference for our beauty sleep.

I'm writing this review after my first year at Waterview, and I must say it's been wonderful. From the moment I walked in for my tour, the staff was great. Turned out that this apartment was exactly what we needed - a spacious apartment that had a layout that made sense that let in plenty of natural light in.

The property management team has consistently exceeded my expectations. They're always reachable and willing to go above and beyond to ensure everything runs smoothly. Whether it was helping me get settled during move-in or addressing minor maintenance requests promptly, their professionalism and genuine care for residents truly stands out.

What really makes this place special:
quick response time for maintenance requests, maintained common areas,
convenient location, quiet neighborhood, quiet neighbors, and they are pet friendly.

I appreciate how the staff treat everyone like family/friends rather than just tenants. They know residents by name and care about the residents and their experience. If you have a question the staff is extremely quick to respond- they really do go above and beyond.

I've already recommended this apartment complex to friends moving into the area, and I'm confident anyone who chooses to live here will feel at home.

My husband and I lived here for about a year before purchasing our home, and we absolutely loved our experience. The property is impeccably clean, and the management team is both professional and friendly, always willing to assist with any needs. Being dog-friendly was a huge plus for us, as we have a pet. The apartments are spacious with reasonable rent, and the amenities are top-notch, making it feel like we were staying at a luxury hotel. We particularly appreciated the convenience of being within walking distance to Publix and a variety of restaurants, which made everyday living so easy. As people who are quite particular about our living spaces, we were pleasantly surprised to have no complaints during our stay. We highly recommend this place to anyone looking for a comfortable and luxurious living experience!

WaterView Echelon City Center is amazing! The staff is friendly, and moving in and touring the apartment was super easy!

The apartments are clean and all the tenants are extremely nice.

This is the best experience I have ever had with an apartment complex.

Living at Waterview Echelon has been an absolute delight. Lindy and Rick (the management team) have made me feel like part of the family! The pool area is one of my favorite spots; it's not just a place to swim but a great area for socializing, with its stunning view and infinity pool. Adding TVs by the pool is something that we are all excited about as well!

I also love the walking trails, where I often spot Florida wildlife, adding a touch of nature to my daily routine. The secured floors and main lobby make me feel safe, and parking is always a breeze. Having Publix nearby is incredibly convenient, too!

The community room and gym are top-notch, and the residents, mostly single professionals and couples, are friendly and welcoming. I take pride in living here and love having friends and family visit. Waterview Echelon is more than just a place to live; it's a community I'm proud to be a part of <3

Lived here for a year. Gym is top tier for an apartment complex. Never saw a single bug in my apartment. Common areas are always cleaned regularly. I’d make sure to get an apartment that doesn’t face the construction, the way the sun sets is conveniently out of the way of the construction zone. Very private and secure, 5 second walk to Publix. My only complaint would be the parking garage gate was only working 25% of my lease. Given it’s not their fault some dumb resident destroyed the gate with their truck
