There is nothing "Luxurious" about this place.
1) What is the point of living in a gated community if the gates are left wide open at nights because they are broken ? See attached image.
2)False advertisement that the pool is open all year round, as shown in the residents hand book image below. The pool has been closed since September.The hot tub does NOT work.It has been covered all year.
3)The Car Care Center :- There are 2 vacuums and none of them have suction, they just make noise and apparently the power washer is shut down seasonally.
4)The 4 grills by the pool are broken and have been inoperable.Open them on your tour and you'll be surprised.
5) There is a garbage disposal problem and the solution is to leave your garbage in your apartment while the dumpster is full, so you can now have roaches.
6)If you work remotely the frequency of internet outage at this property will get you fired.
7) The treadmills are broken and other gym equipments could use some repair .
DO NOT BE FOOLED BY THE IMAGES ON THE 1200 WEBSITE!!

*Residents are told the compactor is working see photo of the broken compactor out of place and there has been no communication with residents.
*Residents are offered sandwiches for positive google reviews lol suffice to say only a few decided to give fake 5 star reviews.
*Please note the common areas of this apartment are never cleaned (steps, walkway, railing ).
*There has been incidents of car break-ins and theft yet the community gate on 1 side remains open everyday 24/7.

Like many other residents I would NOT recommend this place.
1.GARBAGE DISPOSAL PROBLEM
There is a small compactor to service the entire complex which is often full or broken, forcing residents to set their garbage down right infront the compactor. The solution is to enforce the fines as defined In the handbook rather than fixing the root cause.
2.BEWARE OF THE ALL INCLUSIVE UTILITY PACKAGE
The ALL INCLUSIVE UTILITIES package apparently has a cap as we were served 2 āHigh Power Consumption- Warning Noticeā . I remember asking our leasing agent (who they now conveniently throw under the bus for giving us misinformation) if there was a cap and she said no. And we also asked if we get a refund if our consumption was less than we were paying ($290) and she also said no. So why do you not get a refund if your usage is low but get a warning if your usage is "HIGH"? .
3.GATED COMMUNITY BUT THE GATES ARE OFTEN BROKEN AND THERE HAS BEEN MULTIPLE CAR BREAK-IN
Both gates have been broken for months and in recent time 1 side has been repaired.
Like many other residents have expressed you are sold all these amenities at your tour visit and as soon as you sign the lease you will regret it.

There is absolutely nothing luxurious about Acqua Apartments, despite what they advertise. From day one, it has been a constant source of stress and frustration. The entire property is poorly managed, and it shows in every aspect.
First, letās talk about cleanliness and trash managementāthere is only one trash bin for the entire complex, which is both inconvenient and unsanitary. Overflowing garbage is a common sight, and it contributes to an unpleasant living environment.
The staff at the help desk are incredibly unprofessional and unhelpful. They make no effort to be courteous or responsive, and they take zero accountability for issues residents face. It often feels like they are doing you a favor just by acknowledging your presence.
Safety is another huge concern. This is not a secure place to live, especially for families. Leaving your belongings unattendedāeven brieflyāfeels risky. There have been multiple incidents that made me question the overall security and managementās lack of concern for resident well-being.
Maintenance is virtually nonexistent when it matters most. Even when emergency work orders are submitted, thereās no urgency. It can take days before anyone shows up, regardless of how critical the issue is. Itās as if the concept of āemergencyā doesnāt exist in their vocabulary.
If I could give Acqua Apartments zero stars, I would. Save yourself the troubleāthis place is all flash and no substance. Definitely not worth the price or the headache.

DO NOT MOVE HERE!!!
In the time I have been here, it has been problem after problem. I am currently sitting in my apartment that it is 80 degrees inside. Every year my air conditioning has not work properly. Today 3/29/25, called the maintenance line which I am surprised they actually have maintenance workers still because they often quit. I was told at 10 am that he (Joseph) would be on the way. Called again at 1pm, no return call. Called again at 4 and he tells me it not an emergency. Since when is staying in a 80 degrees apt not an emergency!!! But they expect you to pay your rent on time šš¤£ which just so happen to be my last months rent. Are you aware of my medical conditions? NOPE. Thatās just a piece of how it is living in these āluxuryā apartments. It is nothing luxury about these apartments. I have seen the staff members outside crying because of how they are treated and the staff change so much, I canāt keep up. The gates have never fully work since I been here. What is the point of have one gate close but the other side is open 24/7 365?! Who are you stopping from getting in š¤ Never seen the hot tub open, trash everywhere(we were even ask to keep the trash in our apts at one point), never been able to use the car wash because itās always broken, the pool is open to the public( put the tenants have to pay $75 for a pool pass if itās lost, THEY DONāT EVEN REQUIRE THEM to get into the pool lol), if your key fob stops workingā¦you are responsible for purchasing a new battery( LUXURY lol), and the pipes in my shower makes it impossible to have a quiet shower. These are supposed to be smoke free apts, HA!! All you smell is smoke, and they donāt care because they donāt have to live here. I have worked from home for 8 years until I moved to acqua and almost lost my job because of going two weeks without internet, which we still had to pay for. The property manager is rude and unprofessional as you can see in the photos of the emails we receive. The only good thing about these apartments is Mashay. I pray she finds a better place to work soon.

What a āluxurious placeā to live. The trash pile up happens minimum 2x a week. I have no hot water once again in my apartment although the āmaintenance teamā came last week to fix it. They do not have an emergency maintenance team on the weekend. Iām not sure if you can really call them a maintenance team. The front office barley answers the phone and when asking a request they always have an excuse of why things arenāt done right away. Iāve been here since May and I have at least one maintenance issue a month. Not to mention when I moved in to this place I had no AC for 2 and a half months and they said it was not considered an emergency due to not being over 90 degrees in the apartment. The apartment was 87 degrees. I am currently looking for other places to live and cannot wait to be out of this austerity apartment.
Today is 1/21/24. I update this review with a new picture. The apartment complex had no internet for over a week and a half. I reached out to the apartment complex twice with no response via email in reference to being charged for internet but not having it due to an apartment outage. I came home this weekend to a bill on my door. This apartment complex is beyond awful with communication as they can go up 40 steps to put a bill on my door but cannot respond to 2 emails I sent. I give this place a 0/10.
2/24/24: put a work order in yesterday before 230pm because once again my hot water is not working. This is the 3rd time this year this has happened. I leave my apartment around 3pm and all the maintenance shops were closed meaning I have to go another weekend without cold water. DO NOT LIVE HERE.
3/4/24: most recent trash pic has been added. I got home from work thinking this mess would be cleaned up and it hasnāt been touched. It is pouring down rain now and the smell is unbearable.

HORRIBLE PLACE! If military donāt move here! Gate doesnāt work and my car was broken into and they did nothing to fix the gate. Internet never works. Trash always piled up. Always smells of weed. Hot tub was never open and was green, full of leaves. Be prepared to not get your deposit back either..itās been 4 months since I left and still waiting for it. Run by awful people!

I have filed multiple complaints in Acqua Apartments. My mother is a tenant. They are aware she is a visually impaired disabled vet and they are violating the American disability act. When commenting on their property management page. fb page and messenger, they blocked me. They ignore her calls and have lied saying I have threatened and harassed them because they are not answering mothers calls. I guess the threat is me telling them I have filled complaints. I talked to Paris and the calls can be pulled. She was the one calling my mom a liar about her paperwork and she hung up on me multiple times. No threats were made, you can pull my calls and voicemail left. When you ignore and elderly woman with Disabilities upu think their child wouldn't call to see why you're not helping her. Stop lying and take care of your tenants.

This is my first time writing a review, and Iāve lived here for a year now. Unfortunately, Iāve experienced ongoing issues since I moved in. Every time I drop off my rent payment, I usually have to submit a work order for something that needs fixing. It often takes at least a month for any problems to be resolved.
My current issue is the dishwasher, which I reported over a month ago. It collects waterālikely from the sinkāand Iāve had to scoop it out multiple times, which is exhausting. Despite following up with the office and calling/visiting at least twice a week, I never get a clear update. Sometimes they even say, āOh, it hasnāt been fixed yet?āāa clear sign theyāre not tracking work orders properly. Iāve also mentioned that thereās a bad odor coming from either the dishwasher or the sink, but nothing has been done to address it. I had hoped the new management would improve things, but that hasnāt been the case.
Another major issue is the garbage compactor. Ninety-nine percent of the time, it doesnāt work, and trash piles up around it, creating an unsightly and unsanitary environment. Additionally, the gate to the complex is almost always open, even though this is supposed to be a gated community.
The only reason Iāve stayed here is because itās close to base, but thatās about the only positive thing I can say about this place.
