I pray everyone is doing well. I had the pleasure of dealing with this company and was not to happy about the way they keep their properties. I viewed the home 🏡 for rent@$1295. This house was not habitable. There were no screens present on some of the windows and the ones that did have screens were tore up from the floor up. It took me 2 hours to get there and 2 hours to get back. I paid the deposit which was $1295, but I gave them $1300. The home needed many repairs and lots of cleaning. I wonder when the city did their last inspection? We were denied because we don't generate enough income. The current home I am living in is $1300 monthly. I have been in the home for 12 years. I guess they must have thought I was a child. I would not apply for the rental if I couldn't pay the rent. We receive monthly disability payments. I also had to deal with them through a window 🪟. I stated that I wanted to put a garage on the property to build my credit. I also let them know that I would not take the purchased garage, it could stay once I moved. Quite a bit of questions ❓ were ask and their reply, we will have to talk to property owner. I was willing to pay rent for the rest of the year.
I'm kinda glad I didn't get approved, it was a blessing in disguise. I prayed and God didn't want me there. I prayed God give me the strength to be able to clean, which would have taken a month or two. Tenants and residents you all have rights. You can refer to the Virginia Landlord And Tenant Act. Our governor made changes in July. I also was perplexed by seeing a child on the job. That is ok if agreed by employer.
Remember tenants you have rights to.
You can also call the city for inspections, especially if your requests are not fixed in a timely manner. If they retailiate against you, that is against the law.
Going forward companies who rely on consumers should definitely make sure their customers are happy. If It wasn't for consumers there would be no Hudson Properties.
I Think God I was denied, for the simple fact he did not want us dealing with all the issues this company has.
You may want to revisit that property and make repairs not just putting a bandaid on it. You can start in the bathroom, cracked toilet top. The air filter has not been changed in maybe a year by the way it looks. I would have taken care of that myself without getting the owners permission. The grate that holds the air filter is broke as well. I have done many things in my current home and didn't ask for compensation.
Social security benefits were not enough income, maybe you can call Social Security and ask that recipients get more benefits. There was something I would not have asked the property owner for and that was a refrigerator. The shack in the back of the house wreaks of human urine. Yuck 🤮 One good hit with a maul and the shack would have literally come down. Most homes have to have a to have one appliance, I would have bought refrigerator and left that as well.

So far we have been in our house for about a year. We have had some minor issues and one bigger one but they always answer when we call. They also don’t just send out a random person, it seems to be licensed companies or individuals. The move in deposit was the highest we have ever paid in our whole life. I actually put less down when I bought a house!! Again, nothing that would stop us from being happy in our house.
I myself am a property manager with over 120 units between 3 separate properties, so I get how demanding people can be. As long as they stay answering the phone and responding in a timely manner, we will continue to rent and be happy. The one thing I will say is when our A/C went out we did have to out source our own A/C repair man because it took them way longer than it should have and we were never offered a windows unit while waiting for it to get fixed. Being fresh from SW FL we always keep a spare windows unit for emergencies, so we were fine. Again, I felt it should have been handled with more urgency though. Thank you Hudson properties for renting to us especially during a time after Covid when so many people took advantage of not paying their landlords and made it so much harder for the renters after them. I appreciate the opportunity and we will be here for as long as you will have us! (Unless something crazy happens and we have to move or if the company stops answering the phone or responding! I will update when we do eventually move to let everyone know how our move out process went and if we got the large deposit back… I did take photos of every single thing down to the cracked tile in the bathroom and the nails that were still in the walls when we moved in lol)

DO NOT RENT WITH THEM I REPEAT DO NOT they are money hungry they fined you for every little thing and they do not fix anything they tell you to fix it yourself their late fees is unbelievable all the money you gonna be paying for these houses all together is not even worth it you even gotta buy your own refrigerator can’t put nothing in your yard no pools or trampoline nothing if you have kids smh this company I DO NOT RECOMMEND!!!! Applied for a house with Hudson properties. I paid the $30 application fee and also $950 for the security deposit (which was strange being that I wasn’t approved yet) but I still complied. I make over 3x the rent ($950) and have good credit with 100% on time payments that’s proven thru my credit history. I was told that the owner did not approve me because he didn’t feel comfortable that I could pay the rent. Mind you I make OVER 3x the rent NET. I then went on to say that I have a co-signer and I was informed that they just don’t feel comfortable renting to ME! No criminal record, good credit, full time stable job!! But still get told that I was not approved. They say they have equal housing opportunity but there was no equality! An over qualified applicant WITH the option of a co-signer to add more income to make THEM comfortable was told even with a co-signer they would not approve me.. I’m begging to feel like the two Caucasian women I dealt with did not approve me because I’m black!

The only reason I am not giving a five star is because there are couple things I reported that we’re not done. Yet, they are minor things that would not kill us. Not only that, when I reported these two items it was during the height of the Covid pandemic, and with me being an individual who is immuno compromised, I made the decision and asked them if they could hold off on these things, because it meant people would have to come into the house, and I worried for my own health with Covid. Again they were things that would not have killed me, or my My family. We have been living in a home we got through Hudson property and we have enjoyed it for the last six almost seven years. We are only moving because we have issues with our elderly neighbors who are starting to cause trouble after some thing they did, and are being very nasty to us and our 10 year old son. If it was not for that, then we would most definitely be staying here at this house. Contrary to what one reviewer said, I am not a friend nor a family member, nor getting paid by Hudson properties to give a good review. This is my God-given, honest opinion of my experience living here in one of their homes. To be on the safe side, I have always contacted the office to ask if it was OK if we did something as far as a change. And they always said yes or if they said no, without me asking, they would still give me the reason why they had to say no, and it was always because of a legal matter with insurance or the city. I am a woman of color, my husband is white, and our children are mixed. Every single person that works at Hudson from the office all the way down to maintenance, have seen my family and I can tell you not a single one of them have treated us in a racist way. a lot of the bad reviews I’ve noticed sound very similar and makes me wonder if it’s coming from someone who worked for them and doesn’t like them anymore and just asked a bunch of people to post bad things. I have never had a bad experience with anybody working for Hudson properties before. Every time I call, even if I hear a tone in their voice that they are busy, they have always made time for me, and made me feel like I was a valued customer of theirs. Originally, my husband was the one who filled out the application. At the time his credit was not that good so they put my credit on there as a co-applicant. They worked with us in order to help us get at home, during a time when the market was very bad. They went above and beyond to help us and after speaking with the owner of this house, they agreed that if we pay the security deposit twice, then we will be approved for the house. They were not nasty about this in anyway. Almost 7 years later, I still have no major complaints. Actually, I don’t have any complaints at all. Because, like I said, the only two things that I reported that went undone was because I asked them to hold off on it due to the pandemic. Other than that every single thing we have asked for, they addressed it and remedied it within 24 hours or five days at the absolute latest for a bigger project. They have even contracted someone that doesn’t work for them to fix certain things for us. They have always been nice and accommodating. So I feel like I had to leave this review, even though we are moving because it sickens me that so many people Are trashing them when I have not experienced a single bad thing from them, and I have to defend them against everybody who’s calling them racist. As I said, I am a black woman, and I have never experienced racism from them. The ladies that work in the office are , all white blonde hair, blue eyes on most of them and when I walk in the door, they greet me with a smile and make me feel welcome. When I call, they know exactly who I am and they make me feel welcomed. And with one of them, she was pregnant when we first moved in and I felt like she made me feel so comfortable to the point where I was always checking on her when she left for her maternity leave. These are not bad people. This is no bad company. I highly recommend them.

If I could leave 0 stars I would. I can't explain how much of a bad company this is. I know I should have listen to all the people who told me not to rent from them and from all the bad reviews I read. We live in their house with carpets with no padding the floors were all soft they fixed on spot when we moved in. We called about burnt sockets, they sent people to fix it but it wasn't done properly we could knock on the wall and the light go off and on. When I say after u move they remodel the whole house and send you the bill for it that is EXACTLY what I mean. They charged us to wipe walls and then to paint them, they dont believe in normal wear and tear & we didn't even have any.. they make up lies and send you a HUGE bill. It's so sad because we was never late on rent in 2 years. If you decide to rent from them my advice is too take pictures of every piece of the house before and after. It wouldn't be right if I didn't leave a honest review after renting from them from 2 years. I truly think that the positive reviews are from them or people they know(like I read in a previous review) this is my opinion of course but its 100% TRUE! Good luck to anyone that decides to rent from them.

I’ve had no issues with them. I’ve been renting since 5/2019. I Ran into unexpected issues with my propane tank; and gas line just before it got cold but they sent someone right away to check it out. AmeriGas was at fault for the issue. They have been nothing but flexible with me. It pays to have good communication. They will help you if you ask for what you need. There is an owner of the property most likely that you’re staying in, and Hudson properties must contact the owner before anything is done. Do not get upset with them they are only doing what they are told.

The lady that took my application was pleasant.
However, it was after getting a cashiers check for a deposit PLUS another cashiers check for 3 months rent, that I was informed that we were denied the rental. Why? No clue. Nobody could tell us and apparently the one who screened our application was not there at the office and could not be bothered. Yes. I got both checks back. But it's safe to say probably wasn't a great idea to start with. Simple fact of them requesting the application fee (non refundable which is customary), 1st month rent AND deposit when you turn in the application (not even approved yet, no lease signed etc), is a red flag. Please research and don't waste precious time like I did.
