When you picture your golden years, do you envision being woken up to the rumble of construction vehicles at 6:00am? How about being so close to your neighbors that you pretty much know how often they brush their teeth? How about dystopian swaths of streets featuring the same houses over and over? How about neighbors with obnoxious outdoor lights that light up your bedroom throughout the night (no dark skies ordinances here!)? How about houses built so poorly that you feel pretty sure they will fall apart within the next 10 years? If that sounds like your idea of a good time, then Lake Frederick is the place for you!
As this place continues with the relentless construction of identical homes that are shoddily built (broken trusses, leaking basements, hvac systems that don't work from day one, windows that don't open etc.), they've taken down all the lovely trees that made this community feel more rural and connected to nature. Instead, backyards that backed up to woods and the sounds of nature are replaced with neighbors so close with no privacy whatsoever to keep your blinds and curtains open. The only view you get is of your neighbors. Add in that they never expand the community amenities or enlarge the clubhouse or the restaurant as they continue to pack people in on top of each other, and the appeal of Lake Frederick quickly disappears. You can do better. You deserve better in your retirement.

We moved into the new developing side 3 years ago. Being on this side doesn't feel like we are of the part Trilogy community. There is no separation of the community from Van Meter, Ryan townhouses and single family homes. We have nothing stating we are an adult 55 plus. There are school buses turning around every morning and afternoon. Kids riding bikes and teenagers coming in to the new construction areas to party. Also after a recent emergency it took rescue 30 minutes to arrive. Trilogy should have had more emergency entrances for an adult community. If it weren't for the great neighbors, we'd leave. Very disappointed in management not caring after you purchase

BUYER BEWARE: Sales reps and Customer Service are not forthcoming in their quality and customer service; and I’m being nice. Would never buy s house, or anything, from this company again. The Class Action suits against Shea Homes says it all. Google it before you buy.
The community is wonderful, but if you have to fight to get every defective item in a new house taken care of, it’s not worth it.
Buy resale where all of the defects and damages were taken care of by previous owners, or get yourself a good lawyer!

Are there plans to update/refresh the outside of the lodge? The pictures online show it looks like a beautiful modern farmhouse (WHITE shiplap/board and batten) but that’s not what it looks like in person (looks tired). Was expecting to see a beautiful white/black modern farmhouse lodge.

My husband and I are prospective buyers in this community. We've visited three times and are impressed with the selection of activities, homesites and friendliness. We visited the restaurant for the first time on Saturday and our meal was fantastic from start to finish and our server, Angela, was top notch providing friendly and gracious service.

Update #2: Lowering to 1 star. Trilogy/Shea just does not care about people who handed them $500k-$1M for the house and have to live here. Our street has been completed for OVER A YEAR now and there IS NO REASON for heavy construction vehicles, payloaders, bulldozers, cement mixers and large flatbeds to be on our street, yet they still are. Trilogy/Shea made no effort to install a construction entrance to the community before the buildout so they share streets with the residents along with the ruddy roads, dirt, gravel and construction hardware that is dropped like nails and screws. Manhole covers are still up to 6 inches above the road causing damage to cars. Lakes form in the streets when it rains it is so uneven. Trilogy/Shea makes no effort to minimize disturbance to residents caused by their construction. I am coming up on 3 years and it is a constant nightmare. They are either really bad at construction logistics or they really just don't care.

Update: Our street was completed about 3 months ago and while the construction traffic is much less, there are STILL large trucks carrying sheetrock and large trusses and cement trucks using our street (Milkweed Dr.). The streets are narrow and these trucks make it a lot harder for us to move through. There is absolutely no reason for this as there are several ways they can go now to avoid disturbing existing residents on our street who are just trying to live here. Shea/Trilogy needs to do a much better job showing consideration and respect for their customers after the sale closes.

We have lived here for just over a year now and the place is generally fantastic, really great sales experience, great house, very responsive to problems, great amenities and restaurant, can't complain about any of that -- so why only 3 stars? Because the developer does a *very* poor job of shielding current residents from the construction noise and dirt and debris. We are on the lake peninsula and are constantly bombarded by over 100 trucks a day on our street in the front of our house and huge construction vehicles moving massive amounts of dirt right behind our house all day long, 5 days a week, every week. They are also constantly blasting, sometimes within 100ft of the house! This is our 3rd new house so we've been on this rodeo before but we've never seen anything quite like this. The infrastructure should have been completed before any houses were built. At the very least they should have a seperate construction entrance to spare our narrow residential streets (and it's paid customers) from the constant noise and disturbance of the constant parade of heavy construction vehicles. We know this is only a temporary situation and in fairness it was somewhat expected, that is absolutely true, BUT it's been a solid year now (and even much longer for others) and it's getting pretty damn unbearable. I hate to say it because we love this place otherwise! Maybe consider buying resale in a year or two and avoiding this mess.

We bought in July and love our new house. The staff is extremely responsive. There is always something to do in the community. It is very dog friendly. The house models to pick from are gorgeous.

We have looked at many active adult communities in the past few years and this is one of our favorites. We love the area, homes. And the amenities. However, we have been disappointed with our experience with the sales staff. We have been there twice in the last few months and both times have not felt like they were anxious to sell homes. The last time we were there we were told that there were few sites available and that we couldn't get a current price list because prices are going up significantly. This is a very different experience than we have had with other active adult communities. They spent time with us pricing out houses and sending us updates on lots and incentives. Truly a disappointing experience for us.
