This has been the worst experience I’ve ever had dealing with a management company. My wife and I toured the property on 1/20. There was a lot that needed to be fixed inside the home and we were assured it would be. We signed our lease a couple of days later. In the lease they tried to add a bunch of nonsense fees that were never discussed and I’m assuming they hoped I wouldn’t catch. We were told that we would be able to start moving our things in before our lease even started, which would have been 2/1. — silence. Finally on 2/4 we get a response of “you didn’t get the keys? Somebody was supposed to reach out to you”. This never happened. Not only were we unable to move in early, we got the keys late and were not prorated the amount for their lack of organization. Once we started moving things in, we noticed that none of the things that were supposed to be taken care of, were taken care of. Broken door handles, missing light switches/electrical outlets, nails, command strips all over the walls. unclean carpets, dirty fridge/freezer. They tried to charge me for washer/dryer. I said no, I have my own. They are still in the unit as well. The back door is broken and doesn’t lock. And a bunch of random junk from the previous tenants left in the backyard. The owner agreed to purchase paint so that we could paint the home, now the property management company wants me to go pick it up and either credit my account or pay for it over the phone. I could go on and on but it seems this property management company doesn’t have a clue what they are doing. $2600/month for an outdated house with little to no renovations is asinine to have these kinds of issues. I would steer clear of Smoot.

It gets better. It is now 2/16. We have moved in because they refused to refund us our deposit and first months rent that were paid over a month ago. Fridge water does not work, bathtub does not hold water, no smoke detector in kitchen, living room, or half the bathrooms. Even more junk left over from the previous tenants. Guess I better pay the fee at the dump to take all that stuff to? Doors do not seal properly. This place is an absolute joke. Finding more exposed wiring and holes in the walls by the minute.

I have lived in Orchard Gardens Apartments for 8 years. It is a great place to live! The grounds are well kept and management is always happy to help renters!

I had a hard time finding a place (I was 39 weeks pregnant & my lease was up 2 days before my induction date) but Lyman at Smoot commercial made everything the least amount of stressful for my family and me to move in at the perfect time & the whole process was very smooth.
Upon moving in there were issues like the internet (it was the service providers fault) but Lyman made it a priority to handle it & it was fixed in a timely manner & maintenance is 10/10 as well.
I saw a lot of negative reviews & was very concerned about some things but since I’ve been here (a little over a month), I haven’t had any of the same issues I’ve read about, I have no complaints and feel very blessed that we found the Orchard Garden town homes.

Just want to take a second to leave a quick review here, I have to be honest, I was pretty blown away. The management team at Smoot are some of the most caring, knowledgeable, personable people I’ve come across. I’ve had plenty of interactions with terrible property managers, and I’m just glad I’m in a better situation now. If you’re in the market, or needing a place, rest easy because these guys do it right!

These people are a complete joke. Worst experience I’ve ever had renting an apartment. Forget any type of customer service. Smoot is extremely proactive with their policies that extract money from the tenants, no so much when it comes to improving quality of life or matters that require them to expend effort. It took four days for these clowns to fix a water main break. No compensation, no apology, nothing, just a “tough shit” type attitude. Can’t shower, flush the toilet or cook for the better part of a week, Ah man, that sucks. Loud kids everywhere, ancient appliances, pathetic HVAC and they nickel and dime you for everything. Piles of garbage behind your neighbor’s place, your problem. Feral children kicking soccer balls off the building all afternoon and treating the common parking area like a playground, your problem. Washer/dryer from the 80s that make more noise than a Soviet rocket, your problem. Better pay that rent on the first though. Better not try to break lease. Better not even ask them to answer the GD phone or return a text message in a timely manner. It’s a shame places like this stay in business.

The worst rental experience I've ever had, and I paid 100 dollars less somewhere else that treated their tenants worlds better. If maintenance responds at all, they don't even finish the job if there's a sports game they want to get home to. Jobs, mind you, that were caused by the previous tenants. Our neighbor told us the previous tenants kicked the front door in, a patch job was done, and we're now charged 300 dollars for it. Management is super shady, smug, and rude. No one cleans up after their pets, everyone smokes, and they use the absolute cheapest blinds, doors... etc. They installed blinds that never could even pull up. The dishwasher was absolutely disgusting and left soap residue on the dishes that we had to throw away. Pay an extra 50 dollars a month to live at a property that treats people with respect and professionalism. Renters, beware.

I’ve lived here since about 2017 it was a great place then . Since I moved to a two bedroom unit ! All good at first but for the last year after new tenants below nothing but roaches! This is nothing less than a south of the boarder drug complex now it’s sad because it was good at first . Quite place back then, not now ! Rent raise every year regardless and if your not paying attention they will raise in-between , also they don’t tell you leases are for years be careful before singing!

My family and I have lived at Orchard Garden Apartments for a fewish years and I really enjoy the family atmosphere of the fellow renties (kinda like cheers) where everyone knows everyone. The management here is wonderful. Couldn't ask for a better place to raise a family or a small heard of cats for the "lonely" renties(you know who you are) If I could I would give smoot and his crew 11ish stars because they go above and beyond.. Way to go!
