Real Estate Agent Review: Mark Moyer (Baltimore, MD)
Mark Moyer is a knowledgeable real estate agent, particularly when it comes to the Union Square neighborhood in Baltimore City. His familiarity with the area and its history was evident, and he can speak to the personality of the neighborhood and its residents. However, my experience working with Mark left much to be desired in several key areas.
Communication Skills
Mark operates as a team of one, and it quickly became clear that his work as a real estate agent is secondary to his personal obligations and rental property business. Scheduling property viewings revolved around his limited availability, and receiving listings often took a 24-hour turnaround. Communication was primarily via text messages, which were responded to within a few hours, while phone calls required scheduling or were returned several hours later. Unfortunately, he didnāt seem to keep detailed notes of our discussions, as I frequently had to repeat myself. The only time he fully accommodated my schedule was when I arranged closing with the title company.
Customer Service
Markās approach is strictly transactional. He didnāt foster a personal relationship, nor did he provide the extra touches that make a home-buying experience memorable. There were no thank-you cards, photo opportunities, or follow-up newsletters. At closing, I received a $15 bottle of champagne despite being promised a ānice closing present.ā Several months later, Iām still waiting for anything beyond that.
Professionalism
Mark presented himself casually at property showings, only dressing professionally at the closing. During the buying process, I often felt a lack of urgency when he communicated with the sellerās agent. At inspections, his engagement was minimal; he would sit in a different room while I worked closely with the inspector. I expected him to be actively involved, offering insights and guidance, but that wasnāt the case.
Negotiation Capabilities
Markās negotiation style was passive, and I often felt like I was advocating for myself. While the sellerās agent demonstrated strong negotiation skills, Mark seemed hesitant to push for my agenda. His recommendations frequently leaned toward accommodating the seller, and I had to insist on pursuing certain items. Despite his initial reluctance, most of the items I pushed for were ultimately secured, but the process required significant effort on my part.
Inspection Report
Markās preparation for reviewing the inspection report was disappointing. Rather than providing an organized summary of key items to address, we painstakingly went through the report line-by-line. His lack of preparation made this process unnecessarily time-consuming and frustrating.
Post-Closing
After closing, there were unresolved items that required Markās action. Initially, he denied our prior agreements, leaving me to rehash the events and conversations leading up to those commitments. Ultimately, he did complete the post-closing tasks, but only after much back-and-forth.
Final Thoughts
Markās knowledge of the Union Square market and its surrounding neighborhoods is undeniable. However, his comments about not closing many deals recently and his inability to secure business from local neighbors despite long-standing relationships should have been a red flag. While Mark is a nice person, his services werenāt the right fit for me. Unfortunately, I was bound by the agreement I signed and couldnāt seek another agent.
If youāre looking for a no-frills, hyper-local agent and are comfortable managing many aspects of the process yourself, Mark may work for you. Otherwise, Iād recommend exploring other options for a more engaged and proactive agent.
