Ten Reasons to buy a house here:
If you love the reverberation of trucks, engine noise, and a builder who will lie to HUD about the effectiveness of a sound wall just to lift a suspension placed on them because the existing wall they built does not work, is a joke, fails to follow federal, state, and locals code for noise abatement and that same noise is what you want to be woken up to at 0200 in the morning. When you writer the builder and developer of your concerns and they ignore the request, then yes you will love here.
You enjoy walking around on random streets without any formal signs for what street you are on, and when asked to put up signs because they mock your 450-650k you signed a 30 year mortgage on, then yes come on down.
You like dark streets without street lights and enjoy making insurance claims because your car has been broken into twice in less than 3 months then this is the spot.
You want the warranty that they swear up and down by, to be nothing but kite paper or worse yet toilet tissue to wipe yourself after number two, sign away!
You notice the signs at the front of the community and advertising that displays a dog park, now an empty dark landfill with no purpose and that doesn’t bother you then come on over
You believe anything anyone says that has DRB attached to it and trust that they will do the best work because your hard earned money you saved up for is worst than a 100 year old house that was built with the cheapest material and you don’t mind, buy here.
If you did not want the state, county, or local officials to know your name but because you exercised due process as a consumer privately, and now have to leverage enforcement officials to get them to do anything right, and you want “everyone know your name” come here.
You want the developers and builders to ignore basic community requirements for safety to include speed bumps, street markings, and a legitimate roadway that complies with safe travel in a residential neighborhood and you don’t mind, just do not come speeding here.
These last three are truly for my community:
You want to surround yourself around wonderful people who all just want to live in harmony and peace but the builder and developer just makes it a living hell, and now your neighbors are your support system, move here.
You enjoy cookouts, neighbors who say hi, and a friendly community that truly sticks together to make sure that what the developers and DRB fails to do we hold down our own
Finally, you want to be a good neighbor that will join the fight of the already 250+ homes built here, and the developers and builder has trusted that we are a caring and understanding residents who were compassionate during Covid, but now that the pandemic is over and they are building houses, moving people in, smiling in your face, and play cat and mouse with you about subcontractors xyz is the one to Blame - when you didn’t even know that they were even part of your 400-600k home and you signed up with DRB and now they want you to go chase them down, well we will still welcome you with open arms. This community has gotten fed up, and the code of silence has been broken.
But if and only if, you still decide to buy a house after we as current residents have warned you about the nonsense, then do yourself a favor like I did, and make sure you hire a home inspector at predrywall, presettlement, and closing. You are already spending close if not more than a half of a million dollars, protect yourself, your investment, and streamline your court case with the documented 120 pages of discrepancies my home inspector found prior to settlement, so when you do get tired as I have and exerciser your right as a consumer in accordance with the Maryland State Laws, after you sent certified copies of your complaint with a confirmation of receipt and still no answer, at least you have it documented and people do not just label you as an entitled person who complains about everything for a house that cost between 450-600K that you signed a 30
Year mortgage on.
