I’ve lived here for three years, and it’s disappointing to see how much this place has declined. I used to recommend it to others, but now I tell people to avoid it. Paying $2100 a month has turned into a nightmare. The management seems indifferent to tenant complaints, and it’s hard to get anything addressed—especially since the office is often closed or closes early.

I’ve complained multiple times about my neighbors’ disruptive behavior—loud music, banging, and objects being thrown until 1am—and despite it violating the noise rules in our lease, the office claims they can’t do anything because they don’t speak English. Parking is another issue, with no space for guests, yet there’s room for 10 mopeds in ONE space.

There’s also a roach problem, with tenants allowed to keep old furniture and trash on their balconies.My neighbors frequently dump their trash on my balcony, and I’ve stopped taking out my trash out on Sundays because the bins are always overflowing and have rodent running around the bins.

Children playing soccer in the parking lot near cars is another safety concern, and every other week there’s an issue with the water supply. Right now, there’s been no hot water for 10 hours, and it’s 20 degrees outside.

For $2100 a month, you get little to no management support, and no real solutions to these ongoing issues. I’m sure this complaint will get a generic response, but I doubt anything will change.

UPDATE: If you live here DO NOT, I repeat DO NOT bother complaining, they're going to get tired of you wanting decent living for $2100 a month and say statements like "I do have to provide you with a safe property, I have to provide you with a livable property which is running water, heat and electricity." This was said to me by the PROPERTY MANAGER after I caught a child attempting to enter my apartment via the patio. It was also disclosed to me that a child peed inside of a tenants BEDROOM WINDOW, yes you read correctly. So clearly its a problem that I have came up with a number of solutions for as a resident, but as property owners I guess it is okay with them as long as they can continue to rent to tenants who will their family of 15 into a two bedroom apartment. They'll offer to break your lease because they do not want to deal with you. Zapco Realty Cooperate Office is no better. I looked up Cooperate Office listed as (212)419-8054 and was able to speak with someone ONCE. He then stopped answering my numerous (7times) calls for the day where I had to get a friend to call, and she was shocked that Cooperate would eve speak in a "frustrating tone" when I need help. Im sure "Cooperate Office" is somewhere home, heard a young baby in the background. Im sure they will not renew my lease after I disclose all of this information. But just want to warn anyone else, especially single mothers what you are getting yourself into. It is unfair and depressing that I feel they are forcing me out of my home of 3 years but I should have known when their #1 solution to all of my problems have been "break your lease," instead of "what can we do to help?" Take your $2000 to a Luxury Apartments where their property will care, even if you are holding them accountable.

Attachment: Two Children playing on my patio, 2024 I complained nothing was done. Fast forward to present day 2025 first chance of warm weather, a child is pulling and banging at my door harassing my service animal.

I wouldn’t recommend this complex to anyone. I’ve been living here now 2 years and the past year has been terrible. There is no parking available. I pay for a reserved spot, but there are no parking available for any visitors. If you drive through the complex you’ll see so many reserved spots. EVERY week I get an email that they are turning the water off to fix a pipe, but wait until 10 mins before. They do not give a heads up. I’ve complained about roaches now in my unit for months. They’ll send pest control out to spray but less than a month later, the roaches are right back. I have repeatedly told the rental office that my son is allergic to roaches and this needs to be corrected in which it still hasn’t been. I’m now month to month which is an additional fee on top of my rent already increasing. I’ve heard a mice through the wall, but haven’t actually seen it in the unit. I’ll be moving out with the next few months.

The people that work for this complex are just amazing! I lived here for 3 years and never had an issue with management or maintenance! Steve gave me a smooth transition into my new home and truly appreciate his generosity! The people who run this complex truly care. I would definitely recommend to others in the future!

No parking for residents. They force you to pay an extra $40 to purchase reserved spaces to park outside of rent. There is water damage in all the buildings cause they are old and if your not home by 8pm you will have no where to park. No street parking options and the tow man is $175 each tow. I’ve been here before this new property manager came and when it was Morgan properties I never had issues with parking. Even if I had to pay for visits it’s spaces. Now there are NO spaces available after 9pm. Too much hassle not worth the amount we pay in rent to not even be able to park and get home safely. Or run the risk of paying for towing.

I’m currently sitting outside in my car at 1:10am with no where to park. Been looking for parking since 10:30pm on a Monday evening Tuesday morning. Since Morgan properties left this is the standard. Sad part is. There is no listed property manger to talk to so we are only left taking to the leasing agents that work in the leasing office. No real property management company running this building. So no person to hold accountable making all our issues and complaints literally falling on deaf ears.

Worst experience I’ve had in a long time with apartments. Starting with staff! Rude, don’t fix the issues. Ghetto, never answer the phone. Put you on hold and then hang up. A child was even hit in the apartments because of the way they have the apartments set up and how people speed through out the apartments. Do things to your apartment with out telling you (like ripping the fence out that was attached to your porch without even sending an email.) filthy people throw food, cigarettes, etc off their balcony’s. It’s bad!

The customer service is very poor. I made notes and Ms. Kelly that one of the property managers that took my call was very, very rude. There’s a lot of racism, discrimination, and slander at this complex. If you’re black, I wouldn’t suggest trying to move here. They’re very rude. She hung up on my face. And didn’t give me the opportunity to express my concerns. I will be filing a discrimination case against this building.

So, I'm rounding up my first year at Henson Creek Apartments and I gotta say, it's been one heck of a ride. Especially since the new management stepped in about a year ago, things have been really looking up!

With the new guys in charge, Henson Creek is really feeling like home. They're always there, doing their best to make sure we're all having a good time.

Communication? On point. They've got this whole system down, where they make sure we're heard and our issues get sorted out ASAP. It's not just about paying rent and keeping your head down, it's like we're all in this together.

And let's talk about the maintenance crew. These guys are fast and know their stuff. If something breaks, they're on it before you know it. They keep everything, from our apartments to the shared spaces, looking neat and tidy.

The apartments were always decent enough, but the new touches they've added really make the place shine. It's not just about slapping on a new coat of paint, either. They've done their best to make this place feel like home.

So, long story short, Henson Creek Apartments has really turned around with the new management. If you're looking for a place that's got your back, with some nice perks and a management team that cares, this is the place for you. It's more than just an apartment, it's a community.

My family and I have been living here since 2019 and we have been through several management teams. However the new Property owners and management team is amazing. Erika is very approachable and assist in any way she can. The maintenance team is awesome I can’t just name anyone in particular they respond in a timely manor, and the new Property Management David he came did a walk through and gave an assessment on what upgrades he was able to do when I resigned my lease. Since they have been here they have remodeled all the vacant apartments new floors, lighting upgraded kitchens and bathrooms not no throw some new paint on the walls and move the next tenants in.
