*Friends don’t get lured with the false ratings which was given by Modi Team members*
They don’t even deserve 1 Star. Worst Inexperienced Builder not in Hyderabad but in India. I stay in Elegance and witness the 3rd grade or graceless material they r using for construction. None of the Staff in Modibuilder starting from Labour to Engineer till MD level are Qualified . It just waste of money in buying their property.
THEY CHARGE MAINTENANCE amount as Rs 3/- p sqft with ZERO facilities. While getting handover they charge ADVANCE 2 YEARS amount . Without which they will not do the handover . At the time os Registration u l be forced to pay for xtra amount to their Middleman.
All the flats have leakage and seepage . They are unable to fix it since day one.Sincere and simple request don’t get in TRAP of Modi Builder.

Dear Buyers,
Please invest your money wisely. Dont fall in Modi Builders trap, some of the reviews are not genuine. I am the Residing Owner of a flat here from past 1.5 Years.
1. Modi Builders collected high maintainance amount of Rs.3/- for 2 years upfront in Advance.
2. No pure Manjeera water supply to individual flats.
3. No proper maintainance, we need to followup and make them work.
4. No proper Amenities till date - No swimming pool, RFID - manual operation which is causing disturbance to vehicles flow because there is no proper security guards.
5. They use Security Guards for construction works, to fill water in tanks etc... There is no safety for residents living here.
6. Construction quality is very poor, all patch works that too again n again reworks but no permanent solution.
7. Sloping issues - if it rains water will be stagnated in the ground. No proper planning and no permanent solution.
8. If we ask Audit Report on the spent Maintainance amount, all are fake reports.
9. In case of emergency there are no dedicated electricians, plumbers etc...in-site to resolve.
10. Here CC Managers and Engineers can do nothing, everytime they say will talk to Head Office and come back but they never come back to us.
11. Transformers are placed in wrong place and that too without proper safety mesh and no sign boards.

These all the issues we are facing, i dont have any personal grudge on Modi Builders but they should maintain customer satisfaction but here it is not even 10%. After so many follow-ups with builder team i am writing these review.
Please please come to site and talk to residents and owners then only buy a flat else you will suffer alot.
Still more issues are there but i cant write all of them here.

Review edited on 02nd July 2024 please find attached proofs with images, how we have water stagnation issues from terrace and also on ground floor, dogs coming to 8th & 9th floors also and doing nonsense with garbage in the corridors, swimming pool maintenance is very poor. Modi maintenance team don't care n looking for only temporary solutions not permanent solutions and they never responds on serious priority issues, they respond only on small non-priority issues. Till you buy falt they care customers, once payment is done they will start their game. Be careful before you buy a flat in Modi Builders, kindly do ground reality check with residents already staying at same site. Higher level management also doesn't care to solve issues, they ignore. Most of the reviews are fake created by them.

The experience with Modi builder has been way worst than expected. The quality of material they use at the time of construction is very cheap causing problems like seepage. Modi builders basically think what can cause problems to the residents and decide to go ahead with the same thing to make our day to day lives very difficult. The society I have been staying is Elegance and the management and service they have provided for the maintenance collected is way below the standard.

I am a flat owner and resident of Modi Edifice. Highlighting few things, which I am facing as a resident:

1. Due to poor quality of Tiles, plumbing, PVC, bathroom fittings etc have to chase everyday maintenace staff.

2. The bad days started after paying for the flat.

3. The zero quality control of carpentry, plumbing, tiles, PVC, grill and electricity. Once flat will be handed over it will take more than 6 months to make things acceptable.

4. Pathetic customer care , you need to chase hundred times to get your problem resolved

5. No fire safety, very little coverage for CCTV, you will often see incident like theft, vehicle damage, you will be lucky if your these things get captured in CCTV

6. Builder will not give you govt electricity connection so that he can earn money by charging you rs 8 per unit for electricity consumption.

7. Power backup is just to show, it is not at all sufficient. Too many power fluctuations.

8. Many times in a day you will see the lifts are not working and you have to take stairs to reach your flat.

9. many service providers do not serve this locality like thyrocare, flipkart and amazon grocery etc.

10. Water TDS level is 880. And builder will not provide water softener. Bear with the unremovable stains in commode, falling of hairs, skin infections due to water hardness.

11. Every day you will face issue related to housekeeping, plumb ing, water scarcity and no electricity due to pathatic management and poor planning

12. Huge electricity problem, no transformer, no proper power backup

13. Modi builder is taking full maintenace charge even without giving many necessities (as described above) and amentities swimming pool, grocery shop, pharmacy, guest rooms etc.

14. Huge concern for security, anybody can enter into the premises without check. There have been incidents of extortion of money from new residents by outsiders

15. Providing occupancy without giving the Parking as per the allotment

16. Huge disturbing noise often because of the construction of Modi's another project Esteem in next plot.

17. You will get foul smell often , dont know it is due to poor drainage or gas leakage by pharmacy companies.

18. Water logging in premises, water leakage and damp from flat wall. Sometimes these leakage harms the interior work.

19. Wall mounted commode height is too high and not possible to put feet on ground while seating. Modi builders says this is the standard height and will not reduce.

Before buying the flat here meet any resident to check above points.

Very worst experience of buying a home. All the happiness of getting into new home is gone after seeing the quality of handover. It feels like weare moving into a second hand house. Poor putty finishing. Different shades of paint job. If you want peace and are not desperate about pricing, go for other projects from a good builder. I will never recommend Modi builders to anyone

Very poor construction and irresponsible team of Modi. Who does not care after booking flat . How badly you are following up does not matter for them. No labour no work last two year the same story. They will start new block but will not complete existing block.

Pathetic
Before booking think twice or thrice.

We are suffering do not want others to suffer.

I was cheated by Modi builders. I booked a flat in Esteem block, Sambipur, mallampet. I paid 850000 to Modi builders and taken agreement and sales person taken 50000 rupees for Modi builders teli callers customer care. Both combined and cheated me after sanctioned home loan after paying required processing fees. For giving my money back also they're taking 3 months time. The employees didn't allow me to meet their high officials or the director to inform about the fraud. Although I sent a post to one of the director, he did not respond.
Inshort, if any of the people seeing this message, be careful if you want to buy flat in their projects. Also try to meet the directors before you purchase the flat and explain what you have encountered.
I lost almost 1lakh ₹ because of the intrest I got loan at the bank and ₹50000(The modi builders fraud sales person and the employees) to the sales person as a "processing fee/tellicaller".
