Overall really great place to live! Office staff is always very helpful and communicative to us. Location is perfect, we love that the complex offers events for residents- other residents seem to be nice and friendly. Maintenance is always so helpful and hardworking, we had a handful of issues with the apartment upon move in (grinding ceiling fan, oven glass not secure, faulty dryer) but they were taken care of and fixed within a day or two of sending in a request. Super dog friendly community, there are lots of spaces for dogs to sniff and dog waste stations, there are two fenced dog parks- I haven’t seen dog parks in other apartments in the area! (pictures below are from February, they have since then painted the buildings a white and grey color)

Great place to live! Maintenance staff are the best I've ever experienced in an apartment complex. Rolando and his team are very prompt and efficient. I submitted a ticket this morning about some drainage issues in one of our tubs, and Rolando was here within a couple hours to resolve the issue. Having reliable people to fix issues when they arise makes for such a comfortable living situation and is one of the biggest reasons we've signed a 15-month lease 3 times in a row here now.

I have complained countless times about the noise coming from the car wash/vacuum stations that are being used afterhours. It will be almost 1 year living here and this issue has not been resolved. We emailed / Called the hotline / left reviews many times and still no improvements whatsoever . This has been impacting our sleep and if I had a choice I would not be living here .

Overall I enjoyed my time living at Cortland. The one bedroom apartments were spacious, the public amenities were nicely maintained, and the maintenance team was truly superb. Including parking in the rent cost was nice, too. It was never hard for me to find a spot, and they have plenty of visitor spots available.

My complaints lie primarily around a couple areas:
1. Communication with the office / resident services team surrounding the payment process during application/initial leasing and move out have been very disappointing. I had a really hard time contacting the team at the beginning to get a status update on my application since I was staying in temporary housing, and needed to know if I had to extend. It took them about a week to process the application. I called multiple times per day and never got an answer until my application was approved. At move out, it's been 2 months and I have yet to receive a refund despite calling the resident services team and being told a new check was issued.
2. Apartment walls are VERY thin. I had some noise issues with an upstairs neighbor who liked to sing late at night (2 am). The office was responsive, but just know this if you're sensitive to noise or working from home - you can hear just about everything from the folks around you.
I was in a unit that faced the pool so if you're sensitive to noise definitely take that into consideration because the pool close times weren't always enforced, and people were out past 10 pm making a decent amount of noise. On big pool days (e.g., 4th of July) people are out there with stereos and it's LOUD.

Enjoyed living here at first. Ariel and Zach were amazing employees but both have left. Overall, the apartments are dated, walls are thin, the smell of marijuana constantly, and some very questionable tenants. They’ll also try to get every last dime with your security deposit. Unfortunately, I wouldn’t recommend

My husband and I have lived here since May 2019. We love the location! So close to Keswick park, restaurants, and has tons of sidewalks! We live in a top floor apartment and love the vaulted ceilings, open kitchen, and fireplace (we don't use it but it looks nice!) Never had any problems with the staff in the office. Everyone has always been happy to help or take time to meet with us!

My 2+ years at Cortland were great. I had a Rearden unit - updated and a great layout and size for the price and location. Zach at the front desk was always exceptional. I experienced a few unique living circumstances and he provided excellent guidance and timely support. The maintenance was also so great-a friendly crew and seemed to know how to fix everything (and quick). I didn’t attend any events in my time there, but I know the staff makes a big efforts to curate community. The neighbors became friends, along with their sweet pups that are all around the neighborhood. I love that it’s walkable to so many great restaurants and retail. There are several police that seem to live in the complex, I always felt safe. I moved nearby due to purchasing a home but would so gladly recommend the complex to anyone.

Maintenance is very helpful from the day we moved in and noticed minor issues. Moving here as my first apartment home from Massachusetts was definitely a great pick. Definitely, would recommend to any of my relatives and friends.
