We bought our flat in H block - Nov 2022. Took almost 1.5 yrs for handover. Due to some delays in getting approvals and CC. But we are happy to get keys as per Rera date March 31st, 2024. Price increased around 1000rs from our buying price.. that's a decent appreciation

I bought the flat based on the coordination and commitment of Sales Manager Mr. Jayaraj. However, I faced issues with the customer service team due to poor communication and a complete lack of communication from them. As a result, I was penalized Rs. 20,000/-, despite extensive negotiations and the support of the sales manager.

I strongly suggest that your customer service team improve their communication, and overall customer support needs significant improvement. Additionally, I strongly suspect that the lack of follow-ups and communication from the customer service team was intentional, with the aim of collecting the penalized amount.

Not at all good experience after buying flat.

CRM team is worst. Not even talking properly to customer with respect. Very rude behaviors from CRM teams employees.

Sales team promised so many things.

1. CBSE school
2. Urbanrise Genius
3. Retail building.

Not even foundation stone laid down till now. When we ask CRM team, there response is where it is written in your agreement.

Upcoming buyers please do get everything promised in your agreement before entering deal.

With lot of hope I had purchased a Flat in urbanrise City of Joy .
The quality of construction is very poor and noticed water leakages from bathroom tiles floor! Quality of ground water is salty and PPM Level is around 2000. Water treatment is not effective and unable to use the water even for washing. Unable to find family tenants and force to give only students. But lot issue is there in that also. Hence don't invest your hard-earned money in this project.

my personal experience with the Urban Rose City of Joy apartment complex, and to strongly advise against purchasing or investing in this property. I have encountered numerous issues that have left me deeply dissatisfied and concerned about the management and overall quality of the apartments.

Key Issues:

Fraudulent Practices: There have been multiple instances of misleading claims and deceptive practices. Promised amenities and features were not delivered, and several terms in the agreement were not honored.

Fake Promises: Many of the commitments made by the management turned out to be false. The reality of the property is far different from what was shown during the initial discussions.

Miscommunication: The communication from the management team is extremely poor. Important information is often withheld, and getting clear answers or updates is a constant struggle.

Suspicious Activities: There have been reports of activities that raise serious concerns (e.g., 420-related activities), creating an unsafe and uncomfortable environment for residents.

Overall Poor Management: Maintenance is severely lacking, and any issues that arise are not addressed promptly or properly. The living conditions are far below acceptable standards.

Based on my experience, I strongly urge you not to invest in this property. My humble request is for you to look elsewhere and find a property that values transparency, communication, and resident well-being.

We came on April 2024… water quality not good, sales can say anything but don’t believe their words, they are having super video.. u can see while u come to sales Offc, and come to live none would here all are small almost 1000 houses going to come, small park and small club house and small swimming pool

Main issue is bachelors issue in 4 months of handover three times police came… I’m resident owner staying here….most of non residents owner rented their house to bachelors… some bachelors are good and some are not.

Please come visit directly and ask residents who are staying here
