Core does a beautiful job! Their house plans are well thought out, and their design choices are very upscale! They don’t use the typical spec home choices one normally sees—their homes have a true custom look with beautiful tile, lighting fixtures and plumbing fixtures. The kitchen countertops are always high end, as well as the cabinets. They also include other high-end features, such as covered porches, in many of their homes. Take a look!

I do not recommend this builder! JUNIOR (OWNER) STATED "IM JUST SOME DUDE WITH A 450,000.00 HOUSE" as if below him to even talk to me about my concerns, of a brand new house less than a month; with continued septic fluids pouring into the crawlspace. Very Aggressive , Condescending , especially when you start quoting building codes they violated and attempt to cover up.

This is my personal opinion and experience I’ve had with this company. I’m sharing as my personal experience and would recommend anyone considering purchasing a home from them to carefully evaluate for themselves.

We recently moved into our brand-new home, and we couldn’t be happier! From the moment we walked in, we could see the attention to detail in every room. The finishes are high-quality. The builder clearly took great care to ensure everything was done right, and it really shows.

When you buy a new construction home, it comes with the understanding that building a home is a complex process involving many teams of tradespeople, and there will inevitably be issues. What sets a quality home builder apart from one to avoid is how they resolve these issues and the severity of the problems that arise. Based on my experience, this one-star review reflects my concerns.

1) As of writing this review (12/19/24), we still have unresolved issues related to water infiltration that occurred in July.

2) Warranty repair requests often take months to resolve, despite consistent follow-ups and offering flexible availability for repairs.

3) Blue tape remains in various parts of our home, marking unresolved items from our initial walkthrough.

4) Core Home has denied coverage for water infiltration in our garage, initially reported in February 2024. Contractors recommended installing a barrier to address the issue, but Core did not act on these recommendations. The issue persisted, and additional contractor visits yielded the same recommendation, which again was not followed through. Core provided alternate explanations for the infiltration (while demonstrating the initial thoughts of the contractors was not the cause), but no actions were taken to address or test these theories. The attached photo show some of the damage, raising concerns about material quality.

It would be more expensive to lose the arbitration over this ($750 + Pass through fees, plus Arbitration fees, plus time spent preparing) despite believing the risk of such is low, than it would be to resolve the issue ourselves. Pictures to demonstrate reoccurrence.

5) The property survey provided at closing—and earlier in the buying process—led me to believe our property boundaries were different than they are. A revised survey, including an easement, was provided months later after an issue arose. This new survey was dated just a few days after our closing. (This statement reflects my experience and does not imply intent on Core’s part.)

6) Per the warranty terms, issues related to code compliance are excluded from coverage. This was relevant to our home.

7) The warranty does not impose specific time constraints on the builder to complete repairs. If repairs are delayed, the recourse is arbitration, which requires both parties to pay a minimum cost of $750 each.

8) Core has rented out, as opposed to selling, a home in our neighborhood that was previously on the market for a prolonged period of time. This may reflect unique circumstances.

9) The gutter system drains water against the foundation, causing noticeable erosion.

10) Internet installation was delayed for about three months due to damage to the lines during construction.

11) Some contractors faced communication challenges related to language barrier, which occasionally delayed repairs. While there is nothing wrong with English as a Second Language, but it is entirely on the home owner to navigate these challenges.

12) Barely a year after owning the home there was need for costly repairs to the HVAC systems due to the same part malfunction on both units.

Positives About the Home:

1) The home is very well insulated, and despite its large size, it is more energy-efficient than smaller properties I’ve lived in.

Core Homes is a business, and it’s important to keep that in mind when navigating issues. This review is not an exhaustive list of the cons, nor does it include third-party statements shared by contractors, neighbors, and others who have openly shared their experiences of Core with me. In my opinion, my family’s experiences with Core are not unique. More information would be added but I am nearing the character limitations allowed.

Takeaway: Do yourself a favor during the home-buying process and make talking to your potential neighbors a non-negotiable step.
