We had a Horrendous experience with this company. I wish we could have dealt with the sweet owners directly because their manager Valerie favored the owners needs and always made it seem like we were creating problems and any concerns we had were not valid. The amount of unnecessary back and forth we dealt with so this company could penny pinch, from a washer that moved when it was running, to gardeners that never showed up until neighbors were requesting we inquire about it, to a mold issue.
I have documentation of the owner Dave gaslighting me trying to tell me I didn’t clean well enough and that is why mold emerged, not that there were problems with the grout.
We also have documentation of when he turned and admitted the grouting and tiles were in bad shape, and after three hours of a professional cleaning there was no improvement.
…. So much more to say about our terrible experiences at this company and perhaps I will post later. But my advice would be to seek another management company or manage it. Yourself in Ojai or Oakview.
Below are some pictures of the grouting that had totally decayed causing holes in-between the tiles. Unfortunately there’s probably a bunch of mold behind and the property group wanted to ignore it and ignore our request to fix it for three weeks, then acted as if we were being difficult. This was a year after living there, but as Dave, the owner, told me the grout should not decay unless it has been there for 30 years…. We were told by several people including Dave himself that the fix for their shower was $5000 so we told him just to put grouting over the holes and moldy grout because we had a newborn and didn’t want mold exposed to our entire house while living there. We figured the owners could do what they want because we were moving out soon after.
The picture of the hairspray is from behind the washer and dryer. I took a picture there because Valerie told me the cleaners, who were still there at 10pm when we arrived the evening we were scheduled to move in, were there so long because they did a deep clean and even moved the washer and dryer to clean behind it… that’s what I found behind the washer and dryer.

My husband will post about their integrity regarding a credit they had promised towards a cleaning in the end due to the state of the home when we moved in.
