If you’ve never experienced a real estate team at the top of their game, you might think, 'One agent is as good as another. How hard can it be to show a house a few times, pick the highest offer, and complete the paperwork? What do real estate agents really do anyway?' But once you experience Michelle and Jon, you will understand the true value they bring and never settle for anything less.
When Michelle first met with my sister-in-law (SIL) about potentially selling her home, I was struck by the depth of her understanding and empathy. Michelle's series of compassionate, explorative questions were not just a formality but a testament to her commitment to ensuring my SIL was looking to move for the right reasons. When it was clear that she needed to sell her home, Michelle helped my SIL understand the selling process, setting clear expectations about the market and the steps to prepare her home. Michelle's persistent attention to detail shone through as she delved into the specifics that could impact the sale. Every step was carefully considered and well thought through.
Due to a well-executed strategy, multiple offers, well over the asking price, flooded in very quickly. Some buyers wanted their offer accepted before an open house. Others offered a short escrow, while others relied on their offer's size. At first blush, one might jump at the highest offer and be done with it. But Michelle took the time to carefully explain all the parts of the offer: Price, escrow duration, buy-back time (allowing the seller to stay in the home some duration after the closing of escrow), contingencies, deposit amount, downpayment amount, and multiple parameters providing insight into the buyers' financial stability (and the likelihood they will honor the deal they first offered). These considerations are not just textbook checkboxes; they come from over 20 years of experience, knowing what a sincere buyer looks like and the myriad of deceptions grifters use to manipulate the sale. It is not a surprise that Dubner Real Estate consistently placed in the top 2% of its brokerage firm.
As predicted, challenges constantly popped up throughout the escrow process, and Jon and Michelle always knew the most effective action to take. The inspection may uncover a needed repair, an appraisal may fall short of what was hoped, buyers may not like their loan terms, etc. Buyers may push to revisit the offer whenever any issue is not handled well, or they may pull out of the deal entirely. Michelle even anticipated the difficulty for new buyers finding home insurance, so she found it for them (even though she is representing the seller)!
Despite the first buyer lying about their financial strength and falling out of escrow, my SIL’s home sold far above asking and on time.
