Coming from a homeowner: We’re very disappointed in Lennar’s handling of our safety and the concerns we’ve shared. At this point it has been almost a weekly occurrence where there are homeless people drugged up and passed out on our sidewalks. We’ve even had someone drive through and throw a firework into the landscaping that caused a fire to erupt. We have asked multiple times for a gate or a security guard, but our requests have been ignored or belittled.

They even hired an overpriced HOA that furthers Lennar’s agenda of providing the bare minimum, without giving any thought to the wellbeing of homeowners. Apart from landscaping responsibilities, they have not fulfilled any requests from the community and only provide landscaping services for a couple areas (at exorbitantly high costs). They incessantly make excuses as to why something can’t be done all while claiming to be “on our side”.

We were so hopeful to move to this community. The homes are beautiful and the neighbors are amazing. But looking back, had we known how horribly run this development and the HOA was, we would have never bought a home here. Please consider looking elsewhere if safety and privacy is of major priority to you.

River ranch community has beautiful homes but unfortunately they’re cheaply built and falsely advertised. When we did our walk through Lennar removed certain things from our house; fireplace, cabinets, lighting, windows and even shortage of space on our side house. Lennar really cut corners when building these homes and used the cheapest materials. We have not been there a year and had serval service calls for hvac, paint, drywall cracks in which customer care does not care and are extremely rude. Also the HOA is a fraud (the prime), we pay $280 for no amenities, they advertise an Olympic sized pool but instead it’s a kiddie pool, no gym, a dog park that is always flooding or having some sort of issues. Also the HOA is conducting illegal business practices and is not for homeowners. If I would have know this prior I would have looked elsewhere, I don’t recommend this community they are all frauds and nothing but issues.

I brought my clients to River Ranch to look at models. I was hoping the sales agents would not be super busy. Luckily we were able to meet Debi Conner and later Dustin Cervantes. Debi was professional, knowledgeable, with super people skills. She knew every detail of each community. She was able to answer all the necessary details for my clients. She invited us to her office and step by step found out what my clients were looking for and how much they wanted to spend on a house. Very patient with suggestions that matched my clients answers. She found them the perfect house at the right price. They just completed the "walk through" with Dustin Cervantes of Customer Care. Dustin has one of the most difficulty jobs. Inspect the house plus take care of buyers who are not very knowledgeable about construction matters for whats important and not. He was super patient plus made sure he found every item that my clients were concerned about. Made them feel the "care" in customer care. Everything has been on time and will close escrow on time. Special thanks for Dustin and Debi. Amazing people. They are truly the super heroes. Congrats to Lennar management on hiring such top notch people.

I would strongly advise against believing what Lennar tells you— we were extremely hopeful and excited to buy our first home with Lennar.

Before you buy, here is what you need to know: this is a PUBLIC community, you will be paying $280 in HOA dues to maintain landscaping/parks that the entire city of Rialto is allowed to use. What this means as a homeowner is that there are TONS of homeless people that sleep in the parks, walk through the streets, and even knock on your doors. We’ve had so many instances of people driving through the entire community and stealing packages off front doors, people tagging up the parks, leaving broken beer bottles where kids are meant to play, and the list goes on. Guess who pays for the clean up and maintenance: YOU DO.

As a community we’ve BEGGED Lennar to please install a gate to prevent from this happening and keep us safe. Or at least hire some sort of security, but both Lennar and Prime (the HOA company) do not care. We as a community feel unsafe.

Furthermore, all the promised amenities ended up being a lie. From the brochures we were provided in November 2023, we were told there would be TWO pools and TWO half basketball courts. When we saw what is actually getting built, they changed it to only one pool with a max capacity of 136 people. And only one half basketball court. Keep in mind this is a 700 home community. The “trails” are also a joke, it is overrun with weeds, there is no lighting so you can’t use it after dark (again because of the many homeless people).

We are extremely disappointed with how Lennar reps and Prime HOA has handled our concerns. After they sell you the home, they truly do not care about your happiness or safety. So if you choose to buy in this community, I advise looking past the pretty model homes and see what value you are truly getting for your money.

Community has lots of unwanted activity with homeless people, porch pirates, and non-residents misusing the amenities. Looks nice but sucks once you move in.

Beautiful homes! But unfortunately won’t let your realtor represent you. HOA is high $260. Lennar in Fontana offers more and better amenities for a lower HOA. Also they lack transparency. Won’t give you much information on the homes in regards to when they will be complete. They put you on a waiting list but won’t tell you what number you are on the list. If you have to sell your home they want your home to already be sold before you can sign contract with them but won’t give you an estimate of when homes will be released. They did admit that they constantly have delays with building so that means you will be homeless for months. We told them we were interested in a specific model and they tried to gear us towards a different one.
They have left a sour taste in my mouth with their lack of transparency

Gotta love how unprofessional all of the Lennar employees are, from the new home consultant Sherri missing my appointment TWICE and being late for the 3rd to Kevin Hwang the mortgage officer not responding to any emails for over a week. Very slow and unresponsive work ethic save yourself the headache and dodge this place.
